Lupine Properties is seeking a reliable Part-Time HVAC Service Technician to assist with HVAC service, troubleshooting, repairs, and preventative maintenance across commercial and residential properties. This role is ideal for an experienced HVAC technician who can work independently, communicate professionally, and provide high-quality service in the field. EPA Section 608 Certification and prior HVAC service experience are required.

Essential Functions include, but are not limited to the following:*

  • Diagnoses causes of problems and/or failures in heating, ventilation, and air conditioning systems for the purpose of identifying equipment and/or system repair and/or replacement needs.
  • Inspects HVAC systems and their components, including heating units, air conditioning units, thermostats, ventilation units, exhaust fans, air handlers, fan coils, motors, pumps, belts, filters, and related equipment.
  • Performs routine and preventative maintenance as needed for the purpose of ensuring the ongoing function, safety, and efficiency of HVAC systems.
  • Repairs heating, ventilation, and air conditioning systems and/or components for the purpose of ensuring a safe and comfortable environment.
  • Assists with HVAC equipment installation, replacement, start-up, testing, and system checks when applicable.
  • Troubleshoots electrical and mechanical HVAC issues within the technician's experience and certification level.
  • Responds to assigned service requests and urgent HVAC-related issues for the purpose of resolving immediate comfort, safety, or operational concerns.
  • Transports own variety of tools, equipment, parts, and supplies for the purpose of ensuring the availability of materials required at the job site.
  • Documents work performed, parts used, time spent, system condition, and any recommended follow-up.
  • Completes work in a timely, neat, and professional manner.
  • Must be professional, courteous, and respectful to customers, tenants, vendors, managers, and fellow employees.
  • Communicates effectively with customers, manager, and co-workers.

Knowledge, Skills and Abilities Required:

  • Knowledge of HVAC repairs, maintenance, troubleshooting, and service techniques.
  • Ability to diagnose and resolve common HVAC system problems.
  • Ability to use hand tools, power tools, meters, gauges, and other equipment associated with the HVAC field.
  • Understanding of refrigerant handling requirements and applicable EPA standards.
  • Ability to work independently, communicate clearly, and maintain accurate records of work performed.

Education and Experience:

  • High School Diploma or equivalent preferred.
  • EPA Section 608 Certification required.
  • Minimum of 3 years of experience as an HVAC Technician preferred.
  • Valid driver's license and reliable transportation required.
  • Experience with commercial, light commercial, or residential HVAC systems.
  • NATE certification or other HVAC trade certifications are a plus but not required.
