Job description

The Part-Time Building Maintenance Technician, working under the direction of the Property Manager, provides scheduled and on-call support to the full-time Property Maintenance Lead at a residential property located in the Kitchener-Waterloo area. This role helps ensure the smooth day-to-day operation, upkeep, and safety of the building while supporting a positive living environment for residents.

Key Responsibilities

· Respond to maintenance requests and emergency calls during coverage periods

· Perform minor repairs and coordinate maintenance work (plumbing, electrical, HVAC, general upkeep)

· Conduct basic inspections of building systems, common areas, and vacant units as required

· Coordinate and oversee contractors and external service providers when required

· Maintain cleanliness and general upkeep of common areas, including snow removal and exterior maintenance as required

· Communicate professionally with tenants and respond to inquiries or concerns in a timely manner

· Maintain basic records of completed work and provide updates to the Property Manager

· Identify and report safety hazards and ensure compliance with health and safety standards

· Perform other related duties as assigned

Requirements

Experience & Qualifications

· Basic working knowledge of plumbing, electrical, HVAC, and general maintenance repairs

· Previous building or property maintenance experience considered an asset

· Strong communication and customer service skills

· Ability to work independently and respond effectively to urgent or emergency situations

· Good organizational and problem-solving skills

· Physically able to lift and carry up to 50 lbs

· Knowledge of health and safety practices

· Reliable and flexible with scheduling and on-call availability
