MAINTENANCE MANAGER

JOB TITLE: Maintenance Manager
REPORTS TO: Director of Campus Operations
HOURS/WEEK: Full Time/40 Hours Per Week
FSLA DESIGNATION: Non-Exempt

SUMMARY OF POSITION: The Maintenance Manager serves Illuminateโ€™s mission by ensuring our campus is safe, welcoming, and ready for ministry every day. This role provides hands on facility care through preventive maintenance, timely repairs, and strong stewardship of building systems, tools, and resources. The Maintenance Manager manages the CMMS to track assets, work orders, and maintenance schedules, coordinates vendors and required inspections, and responds quickly to urgent issues to support weekend services and special events. This position also oversees one part time maintenance team member and supports campus security procedures, fleet readiness, and overall operational excellence across the property.
RESPONSIBILITIES: Specific responsibilities include but are not limited to โ€“
  • Maintain campus buildings and grounds to a high standard through preventive maintenance and timely repairs (painting, carpentry, basic plumbing, basic electrical troubleshooting, minor HVAC and mechanical tasks).
  • Manage and develop the maintenance side of the CMMS: build asset lists, preventive maintenance schedules, work order intake, prioritization, documentation, and reporting.
  • Ensure campus readiness for weekend services and events, including rapid response to urgent facility issues during operating hours.
  • Support safety and compliance: routine inspections, hazard mitigation, basic safety practices, and coordination of required inspections (fire life safety and other systems as applicable).
  • Maintain and inspect the vehicle fleet, including maintenance scheduling, cleanliness standards, and documentation.
  • Lead and develop a maintenance team (staff and volunteers), assigning tasks and ensuring work is completed well and on time.
  • Perform opening and closing procedures as assigned, including building security checks and system status verification.
  • Maintain inventory of supplies and tools; keep work areas organized and safe.
  • Other duties as assigned by the Director of Campus Operations.
QUALIFICATIONS:
  • 3 to 5 years of maintenance or facilities experience (commercial, church, school, or similar environment).
  • Proven ability to troubleshoot and complete repairs in carpentry, basic plumbing, basic electrical troubleshooting, and general mechanical systems.
  • Comfortable using a CMMS and common office tools (Microsoft 365). Ability and willingness to learn new systems quickly.
  • Strong organization and follow through with the ability to manage multiple projects, document work, and meet deadlines.
  • Clear communicator with a strong customer service mindset who works well with staff, volunteers, and guests.
  • Ability to work independently, prioritize tasks, and collaborate effectively with a team.
  • Servant-hearted, humble, teachable, and able to support the mission and values of Illuminate Community Church.
Preferred Additional Qualifications
  • Experience implementing or rebuilding a CMMS (asset lists, preventive maintenance schedules, work order workflows, reporting).
  • Vendor coordination experience (scheduling, site access, quality control, basic quoting/bid support).
  • Familiarity with low-voltage and building systems (security systems, access control, cameras, HVAC controls).
  • Safety training or certification (OSHA 10, lift training, ladder safety).
  • HVAC experience (basic troubleshooting, filter schedules, thermostat and controller familiarity).
