JOB DESCRIPTION: Janitorial / Maintenance Technician

REPORTS TO: Property Manager

SUMMARY: Seacrest Southwest is seeking a Janitorial/Maintenance Technician responsible for the daily maintenance and cleanliness of the Association. This full-time position (40 hours/week) includes cleaning common areas, performing inspections, assisting vendors, and handling minor repairs. The technician must demonstrate strong customer service, communication skills, and the ability to work independently.

Part-time, up to 20 hours per week with flexible scheduling or as needed

ESSENTIAL FUNCTIONS:

Facility & Common Area Maintenance

• Clean and maintain all common areas, including clubhouse, pool deck, elevators, stairwells, carports, mailbox areas, basketball court, BBQ areas, playgrounds, and other community amenities.

• Sweep, vacuum, mop, dust, and sanitize floors, surfaces, furniture, fixtures, and equipment throughout common areas.

• Spot clean glass doors, mirrors, windows, and other high-visibility surfaces.

• Arrange and reset furniture in clubhouse, patio, and recreational areas.

• Remove trash from common areas and maintain refuse containers, including cleaning and sanitizing garbage can lids and dog waste stations.

• Replenish supplies, including restroom paper products, cleaning materials, and pet waste bags.

• Remove cobwebs from buildings, light fixtures, and common areas.

Building & Property Inspections

• Conduct monthly inspections of residential units and common areas.

• Accompany pest control vendors during scheduled service visits and provide access to units as needed.

• Perform routine inspections of community facilities and identify maintenance, safety, or appearance concerns.

• Inspect walkways, sidewalks, pavers, parking lots, and fire lanes for damage, trip hazards, or deterioration.

• Monitor landscaping, drainage areas, irrigation systems, and common grounds for maintenance needs, debris, pest activity, or safety concerns.

Maintenance & Repairs

• Troubleshoot and perform minor electrical, plumbing, and general maintenance repairs.

• Complete minor projects, including painting doors, fixtures, and common area components.

• Replace light bulbs and perform routine maintenance on lighting systems throughout the property.

• Spot treat mold and mildew on sidewalks, signage, pool equipment areas, and other common surfaces as needed.

• Complete minor repairs identified during inspections and report larger repair needs through the work order system.

Amenity & Equipment Oversight

• Inspect and maintain recreational amenities, including playgrounds, basketball courts, fitness rooms, pool areas, fountains, BBQ stations, and clubhouse facilities.

• Verify gates, doors, locks, hinges, fans, appliances, and other equipment are functioning properly.

• Perform visual inspections to confirm contracted vendors are completing services according to community standards.

• Monitor HVAC settings, plumbing fixtures, and community equipment to ensure proper operation.

Work Order Management

• Respond to work orders submitted by the Community Association Manager (CAM) in a timely manner.

• Report maintenance concerns, safety hazards, and repair needs through the established work order process.

• Track and complete assigned maintenance requests within established deadlines.

Safety & General Responsibilities

• Follow all company safety policies, procedures, and health regulations.

• Analyze situations and take appropriate corrective action when needed.

• Plan, prioritize, and organize work assignments to meet deadlines.

• Maintain a professional appearance and positive working relationship with residents, vendors, and team members.

• Perform other duties as assigned by the Community Association Manager.

MINIMUM QUALIFICATIONS:

Education & Experience

• High school diploma or equivalent preferred.• Minimum of two (2) years of verifiable maintenance experience required.

• Experience in condominium, HOA, apartment, or commercial property maintenance preferred.

• Experience in custodial, janitorial, or facility cleaning services preferred.

Knowledge, Skills & Abilities

• Basic knowledge of electrical, plumbing, carpentry, and general maintenance practices.

• Ability to perform light handyman repairs, including hardware replacement, painting, and minor troubleshooting.

• Strong attention to detail and commitment to maintaining high property standards.

• Dependable, self-motivated, and able to work independently with minimal supervision.

• Strong organizational and time-management skills.

• Effective communication skills and ability to interact professionally with residents, vendors, and staff.

• Ability to submit, track, and complete work orders accurately and timely.

• Ability to safely lift, carry, push, and pull maintenance equipment and supplies as required.

PhysicalDemands

  • Lift, pull, and push materials and equipment up to 50 lbs. occasionally.
  • Work in various positions including stooping, standing, bending, sitting, kneeling, squatting, climbing stairs, navigating property/building.
  • Work in an upright standing position for long periods of time; reach overhead; full range of mobility in upper and lower body.
  • Climb ladders and work at heights above ground level.
