Job description

BNE Real Estate Group is hiring a Maintenanace Associate to support day-to-day building operations at The Piermont, our newest lease-up in Bergen County. This role supports the community by maintaining operations, delivering responsive resident services, and contributing as an adaptable, flexible, and eager team player.
Key responsibilities include completing service requests; performing routine repairs (electrical, plumbing, HVAC basics, doors/locks, painting and make-readies); conducting daily property walks and documenting issues; supporting preventive maintenance; tracking supplies/inventory; assisting with snow removal/landscaping as needed; and participating in a rotating on-call schedule.

Schedule: Monday-Friday 8am-4pm; rotated on-call hours are required for emergencies 
Required qualifications/skills:
- High school diploma or equivalent; 1+ years in property management maintenance or related field
- Proficiency with Microsoft Office and Yardi or similar work order software
- Valid New Jersey Driver's License; strong verbal and customer service skills
- Organized, detail-oriented, able to work with minimal supervision
- Able to work overtime as needed and in hot/cold/dusty/loud environments; reliable attendance

Maintenance

  • Responsible for the completion of assigned maintenance service requests in a timely manner
  • Responsible for performing routine maintenance tasks in elevators, hallways and amenities, etc.
  • Maintain inventory lists for cleaning and maintenance supplies
  • Complete daily inspection of property during your walks and notify Managers of any issues
  • Maintain the upkeep of grounds, amenities, building exteriors and leasing office, parking lots and other common areas

  • Replace, repair or adjust locks, cylinders, latches, door checks, springs knobs, hinges and window blinds

  • Replace, repair or adjust speedy connectors, washers, faucets, cartridges, flush meter, other plumbing parts, toilet seats, toilet hardware, showerheads, shower rods and curtains
  • Install smoke alarms and any other fire safety devices
  • Grout and replace wall tiles
  • Clear local waste line and drain stoppages
  • Clean filters for HVAC
  • Check and report leaks, damage, debris and security issues
  • Report any maintenance concerns for repairs on available apartments, models, amenity spaces, and/or common areas to the Maintenance Manager/Property Manager
  • Assist with the preventative maintenance program
  • Assist management with other projects, as requested and required
  • Maintain excellent customer service with the residents and building staff
  • If required, participate in the emergency on-call program
