Overnight Rope Access Window Cleaning information

What is overnight rope access window cleaning?

Overnight rope access window cleaning is a specialized service where trained professionals clean the exterior windows of tall buildings during nighttime hours using rope access techniques. This method involves using harnesses and ropes to safely reach and clean windows at heights, often when buildings are less occupied to minimize disruption. Overnight shifts allow cleaning teams to work more efficiently and safely, taking advantage of lower foot and vehicle traffic. Rope access window cleaning is chosen for its effectiveness, safety, and ability to reach difficult areas that traditional methods can't access.

What are the main challenges faced by overnight rope access window cleaners, and how can they be managed?

Overnight rope access window cleaners often contend with challenges such as working at significant heights in low-light conditions, coping with fatigue due to overnight hours, and adapting to fluctuating weather. To manage these challenges, it's essential to follow strict safety protocols, use high-quality lighting and communication equipment, and maintain good physical and mental health. Teamwork and clear communication are especially important, as crews typically work in close coordination to ensure each member's safety and the job's efficiency.

What are the key skills and qualifications needed to thrive as an overnight rope access window cleaning technician?

To excel as an Overnight Rope Access Window Cleaning Technician, you need physical fitness, attention to detail, and a valid IRATA or SPRAT rope access certification, along with experience in commercial window cleaning. Familiarity with specialized rope access equipment, safety harnesses, and cleaning solutions is essential, as is adherence to OSHA safety standards. Strong communication, reliability, and the ability to work independently at night help individuals stand out in this role. These skills and qualities are crucial for ensuring safety, efficiency, and high-quality results in challenging, high-risk environments.

Clearview Building Services is a professional exterior building services company and proud member of the RL James Exteriors platform, a family of five specialty trade companies serving commercial properties across Florida and the East Coast. We take pride in delivering the highest industry standards and exceptional service on every project, from routine window cleaning to high-rise facade work at 500 feet.

We invest in our people. Through our in-house training facility, the University of Clearview, we train and certify technicians at all levels, providing the tools, knowledge, and support to grow a real career in our trade. Safety is non-negotiable. Craftsmanship is our standard. If you take pride in doing the job right and want to work with a team that has your back, this is the place for you.

ABOUT THE ROLE

We are looking for a physically capable, safety-focused Hi-Rise Window Cleaning & Power Washing Technician to join the Clearview team. This is a hands-on role for someone who works confidently at heights, takes pride in quality workmanship, and is ready for steady, long-term opportunities with a company that values its people.

You will perform professional window cleaning and power washing at commercial properties, working at heights up to 500 feet using rope access, rapid rope, aerial lifts, and water-fed extension poles. No two days are exactly the same, but every day requires focus, safety, and a commitment to leaving every building better than you found it.

This is a physically demanding role. Technicians are required to manage rope systems and equipment weighing 75–100 lbs., work at significant heights in outdoor Florida conditions, and maintain stamina and focus throughout the full workday. If you thrive in a physically challenging environment and take safety seriously, we want to hear from you.

SCOPE OF WORK

  • Hi-rise window cleaning using rope access, rapid rope, and aerial lift systems up to 500 feet
  • Ground-level and mid-rise window cleaning using water-fed extension poles (up to 60 feet)
  • Exterior power washing of commercial building facades and surfaces
  • Rope Descent System (RDS) and scaffolding setup and operation
  • Equipment loading, unloading, transport, and daily maintenance
  • OSHA-compliant safety protocols on every project, every day
  • Jobsite photography and work order documentation
  • High-pressure cleaning equipment operation

KEY RESPONSIBILITIES

  • Perform high-rise window cleaning and power washing at commercial job sites safely and to a professional standard
  • Operate rope access, rapid rope, and aerial lift equipment, including boom lifts, swing stages, and powered platforms — safely and correctly
  • Use a Rope Descent System or scaffolding to access exterior windows up to 500 feet
  • Operate water-fed extension poles (up to 60 feet / ~25 lbs.) for third and fourth floor windows from the ground
  • Set up and climb ladders to access second and third story windows
  • Load and unload equipment independently (under 25 lbs.) and with assistance (over 25 lbs.)
  • Handle rope systems and equipment with loads of 75 to 100 lbs. physical strength and stamina required
  • Work with and transport mildly abrasive chemical-based cleaning solutions such as chlorine and ammonia following all safety protocols
  • Dry wet glass with cloths or squeegees to a professional, streak-free standard
  • Independently operate high-pressure cleaning equipment
  • Photograph jobsites before, during, and upon completion of work
  • Follow all work orders and verbal instructions from management accurately
  • Report any safety concerns, equipment damage, or vehicle issues immediately
  • Keep tools, equipment, and company vehicles clean and in good working conditions
  • Communicate professionally with staff, management, and clients at all times

WHAT WE'RE LOOKING FOR

Experience & Certifications

  • Experience operating aerial lift equipment, boom lifts, swing stages, powered platforms required; minimum 2 months’ hands-on experience
  • Rope access or rapid rope experience strongly preferred; SPRAT or IRATA certification is a plus but not required
  • Candidates without direct rope or aerial lift experience who have a verifiable background working at heights and a strong commitment to safety are encouraged to apply, we invest in the right people
  • Completed or willing to complete hi-risk work training prior to or upon hire — we provide it through the University of Clearview

Requirements

  • Valid Florida driver's license with a minimum of 2 years of driving history in the state
  • Physically fit and able to manage rope systems and equipment weighing 75–100 lbs.
  • Comfortable working at significant heights — up to 500 feet — and in varying outdoor Florida weather conditions
  • Able to lift and carry approximately 50 lbs. regularly throughout the workday, including up flights of stairs and fixed ladders
  • Ability to stand or walk for up to two hours at a time; repetitively stoop, kneel, climb, and reach
  • Willing to work outside in all seasons and available for overtime and occasional weekends as needed
  • Must be authorized to work in the United States

Skills & Character

  • Strong attention to detail, every window, every surface, every time
  • Reliability, we count on each other, and our clients count on us
  • Good communication and professional conduct in every job
  • Team player who supports colleagues and takes ownership of their work
  • Safety-first mindset, not just because it's required, but because it's the right way to work

  • Competitive pay: $14 – $28 per hour based on experience
  • Overtime opportunities, steady, year-round work
  • Health insurance and supplemental insurance options available
