Job description

BRIEF DESCRIPTION:

TheNational Senior Project Manager (NSPM)is responsible for the overall management and direction of multiple projects (plans, budgets, schedules, organization, coordination, and control). Maintains close contact with clients while monitoring construction and financial activities to ensure proper project execution and completion. This position may be on large, complex projects. The NSPM will lead by example and uphold the mission and values of BluSky. The BluSky construction division's National Senior Project Manager is a traveling position responsible for the day-to-day management of all assigned construction projects.

PRINCIPAL DUTIES & RESPONSIBILITIES:

  • Responsible for overall management of assigned project(s).
  • Works closely with the Project Director to understand and execute the Scope of Work.
  • Builds rapport with project stakeholders and instills confidence in your PM abilities.
  • Obtains building permits as required and follows all government guidelines for each permit and project.
  • Develops and updates project schedule as needed and directs subcontractors /vendors/suppliers to accomplish the scope of work on time and under budget.
  • Solicits, receives, and approves or denies proposals from subcontractors to perform work.
  • Performs buyout, submittal process, quality control, safety compliance, scheduling, and closeout successfully.
  • Ensures all work is contracted/subcontracted.
  • Tracks change orders and all extras on projects via signed change order form and budget update.Evaluates and understands the need for Change Orders to owners and subcontractors.
  • Ensures all subcontractors and temporary laborers are working under a subcontract agreement.
  • Approves or rejects invoices as appropriate, with proper communication with your Project Accountant.
  • Prepares project documentation, progress reports, spreadsheets, and other job-related administrative files to team members associated with the project.
  • Reviews and monitors paperwork related to the project.
  • Conducts Safety toolbox talks and compliance with BluSky safety policies.
  • Adheres to all OSHA and environmental regulations.
  • Ensures project work meets the highest standards of workmanship based on industry standards.
  • Adheres to all company Best Practices.
  • Provides the highest level of customer service at all times.
  • Meets or exceeds billing, revenue, and profit margin goals as defined by BluSky.

SUPERVISORY RESPONSIBILITY:

  • Be a leader in excellence, supporting and advancing BluSky's policies, culture, and beliefs.
  • Responsible for directing, mentoring, supporting, assisting, and training Project Managers and Superintendents.
  • This position is for a qualified person who can manage projects assigned to them and oversee projects assigned to Project Managers under their mentorship.

QUALIFICATIONS & REQUIREMENTS:

  • Ability to manage multiple projects in a multi-state area simultaneously.
  • Ability to read, understand, and interpret construction plans and shop drawings.
  • Ability to write solicitations from subcontractors and vendors to assist in estimating and establishing budgets.
  • Experience with all types of structures, including multifamily, commercial, residential, etc.
  • Experience with structural steel, concrete, and masonry, as well as experience with concrete wall panels.
  • Experience managing Mechanical, Electrical, Plumbing, and HVAC-related work or projects.
  • Experience managing multiple, simultaneous trades and vendors.
  • Experience with MS Office suite and Microsoft Project, and the ability to quickly grasp new systems and software.
  • OSHA 30, CPR, and First Aid certifications.
  • Valid Driver's License and satisfactory driving record.

EDUCATION:

  • Bachelor's Degree in Construction Management, Engineering, or a related field OR a minimum of ten years of industry-specific experience is required.

TRAVEL:

  • Frequent travel is required (90%). Out-of-area and overnight travel is also to be expected for jobs, training, and meetings.

This position offers a competitive base salary and comprehensive benefits.
