ROLE: Training Manager - Sales Operations
REPORTS TO: Senior Director, HR
LOCATION: Onsite - Corporate Office in Houston, Texas
THE OPPORTUNITY
The Training Manager - Sales Operations, is responsible for driving performance improvement across Property Operations teams through training, coaching, and field reinforcement, with a focus on leasing, sales execution, and resident experience.
This role ensures that leasing professionals and on-site teams consistently adopt the skills, tools, and processes required to drive occupancy, convert leads, and deliver a high-quality customer experience. The role translates business strategy and operational priorities into practical learning, coaching, and reinforcement in the field, supporting onboarding through ongoing development, including leasing fundamentals, sales techniques, operational processes, and career progression.
The ideal candidate brings a combination of hands-on leasing and sales experience, learning strategy, training development & facilitation, performance coaching, and project management, with the ability to influence behavior change and drive measurable outcomes across a distributed portfolio.
**This position includes 25%-50% traveling to the different properties, including overnight**
KEY JOB RESPONSIBILITIES
Training Program Development
  • Design and manage comprehensive training programs that support adoption and execution of key sales and operational behaviors.
  • Develop structured new hire onboarding programs focused on accelerating time-to-productivity and performance
  • Create and maintain training materials that reinforce consistent execution in the field
  • Partner with operations leadership to identify performance gaps and translate them into targeted learning and coaching solutions

Leasing & Sales Training
  • Deliver and coordinate training on leasing fundamentals, sales techniques, objection handling, closing strategies, and lead conversion.
  • Reinforce adoption of standardized leasing processes to ensure consistent execution and performance across properties.
  • Coach teams on prospect journey management, follow-up strategies, and conversion optimization through hands-on engagement.
  • Support initiatives to improve occupancy, traffic-to-lease conversion, and revenue performance through training, coaching and reinforcement.

Process & Systems Training
  • Lead training initiatives for new systems, CRM tools, and operational processes to ensure successful adoption.
  • Ensure teams are proficient in property management systems, lead management platforms, and reporting tools.
  • Translate operational changes into clear, actionable training for on-site teams.
  • Support change management efforts tied to new programs or company initiatives.

Professional Development
  • Develop career progression programs for leasing and operations roles that align with skill development and performance outcomes.
  • Support leadership development for property managers and high potential associates.
  • Create learning pathways to support internal mobility and succession planning.
  • Coach teams on communication, professionalism, and resident experience standards with a focus on real-world application and consistency.

Project Management
  • Manage multiple training initiatives and rollouts across regions.
  • Track training effectiveness using KPIs such as conversion rates, occupancy, leasing velocity, and customer satisfaction scores.
  • Continuously refine training programs based on operational performance and feedback.
  • Ensure consistency and scalability of training across the portfolio.

Collaboration & Support
  • Partner closely with Operations, Marketing, Revenue Management, and HR to align training with business goals.
  • Serve as a subject matter expert in leasing, sales performance, and customer experience.
  • Provide in-field support and coaching to drive adoption and improve performance.
  • Support new property onboarding, lease-ups, and performance improvement initiatives.

Additional responsibilities as needed.
CANDIDATE PROFILE
Required
  • 5+ years of experience in training, coaching, or developing teams within a sales or customer-facing environment
  • Proven ability to drive performance improvement through training, coaching, and behavior change (e.g., conversion, revenue growth, customer experience)
  • Strong experience facilitating training sessions, workshops, and/or coaching individuals and teams
  • Demonstrated ability to identify performance gaps and translate them into effective training solutions
  • Experience managing projects and leading cross-functional initiatives
  • Excellent communication, presentation, and facilitation skills
  • Ability to influence and partner with operational leaders to drive behavior change and performance improvement

Preferred
  • Experience in multifamily leasing or property operations
  • Proven leasing or sales performance (conversion, occupancy, or revenue growth)
  • Experience developing structured leasing or sales training programs
  • Experience with property management and CRM systems
  • Background in coaching or performance management within property management or real estate
  • Experience supporting multi-site or regional operations
