Lead Operating Engineer - JLL

What this job involves:

As a Lead Operating Engineer in our healthcare facility, you will play a critical role in ensuring the safe, efficient, and compliant operation of building systems that directly support patient care and staff safety. This position combines hands-on technical expertise with leadership responsibilities, overseeing maintenance staff while maintaining the high standards required in healthcare environments. You'll be instrumental in implementing preventative maintenance programs, managing regulatory compliance, and driving operational excellence that contributes to JLL's commitment to delivering exceptional facility management services to our healthcare clients.

What your day-to-day will look like:

  • Ensuring service requests are completed efficiently with minimal disruption to building operations and adequate cleanup
  • Implement and oversee the preventativemaintenance program, scheduling tasks to minimize service disruption while delegating work to appropriately qualified staff members
  • Diagnose malfunctioning equipment, determine corrective actions to restore satisfactory operating conditions, and facilitate root cause analysis to prevent recurring issues
  • Oversee contracted maintenance work, ensuring timely performance, warranty fulfillment, and proper documentation including equipment manuals and drawings
  • Order parts and equipment for repairs, maintenance, and new installations while maintaining adequate inventory levels and ensuring safe storage and disposal of hazardous materials
  • Conduct visual inspections of machinery and buildings, including climbing ladders up to 40 feet and accessing difficult-to-reach areas to ensure compliance with Joint Commission and regulatory standards

Required Qualifications:

  • Minimum 5+ years of experience in healthcare facility or plant engineering maintenance with thorough understanding of Joint Commission and other regulatory survey requirements
  • High school diploma with two years of trade or vocational schooling or apprenticeship in electrical, piping/plumbing, refrigeration, or HVAC
  • Multi-skilled proficiency in a minimum of two craft areas including HVAC, fluid handling/pumping, fluid filtering, mechanical systems, welding, and electrical systems
  • Valid US Driver's License with ability to lift 60 lbs repeatedly and climb ladders up to 40 feet
  • Proficiency in basic computer applications including MS Office and email, with familiarity in Computerized Maintenance Management Systems (CMMS, preferably Corrigo)
  • Strong interpersonal and customer service skills with ability to communicate effectively through oral and written reports
  • Physical ability to frequently walk stairs, get on hands and knees for equipment access, and detect emergency alarms (auditory and/or visual)

Preferred Qualifications:

  • Experience with Building Automation Systems (BMS) for system monitoring and optimization
  • Proven track record of implementing cost savings initiatives related to energy or utility consumption
  • Budget preparation and management experience, including estimating facilities repairs and improvements
  • Experience developing vendor relationships and sources for stock materials and supplies
  • Advanced certifications in HVAC, electrical, or other relevant trade specializations
  • For internal candidates, consistently receives "meets expectations" on IPMP performance reviews
