Operating Engineer - JLL

What this job involves:

The Operating Engineer is responsible for the operations, maintenance, and repair of building systems and equipment. This includes managing routine and emergency plant operations, such as main switchgears, emergency generator operations, complicated emergency switching procedures, high pressure boiler systems, and Reverse Osmosis and Deionizer water systems. The role may also involve managing daily work schedules of subordinate mechanics, reviewing completed work orders, and establishing quality assurance programs.

What your day-to-day will look like:

  • Inspect and analyze equipment, diagnose malfunctions, and make necessary adjustments

  • Provide input on equipment system maintenance planning.

  • Execute maintenance and repair work on boilers, chillers, HVAC equipment, and building infrastructure.

  • Oversee daily operations and maintenance activities, providing guidance and mentoring to personnel.

  • Perform complex operating procedures for high pressure steam boilers, lab utilities, and emergency generators.

  • Conduct scheduled tours of various plant and equipment areas.

  • Respond to emergencies during after-hours shifts.

  • Work with maintenance mechanics on minor PM and repairs.

  • Maintain engineering/electrical spaces and water treatment programs.

  • Review and maintain documentation in the CMMS.

  • Ensure compliance with safety standards, OSHA regulations, and building codes.

    Required Qualifications:

    • High school diploma or equivalent.

    • 3 years of experience as a building operating engineer.

    • Ability to work independently and plan work without direct supervision.

    • Strong problem-solving and communication skills.

    • Ability to work in a team environment and adapt to changing priorities.

    Preferred Qualifications:

    • Experience as a building operating engineer in a high-pressure steam plant and 1200-ton centrifugal chiller plant desired.

    • Working knowledge of building automation, system controls, fire suppression systems, and fire alarm notification systems a plus.

    • Experience with Direct Digital Control systems a plus.

    • General knowledge of industry maintenance and repair practices.

    Location:

    • Onsite - Ashburn, VA.

    Work Shift:

    • Week 1: Monday, Tuesday, Friday, Saturday, Sunday

    • Week 2: Wednesday, Thursday

    • This is a second shift position providing coverage from 6:00 PM to 6:00 AM. The position may also be needed to support daytime shift coverage.

    • This schedule rotates every week.

    • Due to this rotation, 8 hours of overtime is paid on every biweekly paycheck.

    • Must be willing and able to respond to any after-hours building-related activities as required.

    • The position may also be needed to support daytime nighttime shift coverage.

    • The site is a 365 24/7 operation
