Under limited supervision, the Lead Engineer works closely with the Facilities leadership to ensure all Life Safety inspections are completed, documented, and maintained in proper binders. The Engineer collaborates with other team members to ensure all mechanical systems including chillers, cooling tower, boilers, and air handling units (AHUs) operate reliably, safely, and efficiently. This role includes providing hands on training on chillers, boilers, pumps, and AHU maintenance and operation to support skills to develop other engineers. The Engineer ensures the physical building and grounds are presentable and safe for staff and visitors and oversees building and card access assignments and removals as needed.
POSITION SPECIFIC DUTIES & RESPONSIBILITIES:
Facility Management and Usage Systems
• Interact with all departments and tenants in FCS facilities to ensure that offices are functioning to highest level
• Work with IT to establish and maintain electronic building request & response system
• Works with IT to establish and maintain electronic conference room schedules. Oversee usage including coordination of audiovisual needs
Building Automation System (BAS)
• Assist with troubleshooting BAS related issues impacting HVAC and plant operations
• Help replace BAS components, including sensors, actuators, and controllers.
• Assist with limited programming configuration, and setpoints adjustments.
• Work with Third party BAS contractors for repairs, and upgrades.
Electrical
• Monitor internal lighting systems for replacement of lights, safety issues, maintenance, and repair
• Monitor staff usage of personal lighting equipment ensuring that all lighting meets UL standards
Site Safety and Security
• Help manage Card Access System Software
• Assist in programming of elevators
• Assist in issuing and tracking access cards
• Help with conducting fire drills
• Help ensure compliance with all agency safety policies
• Comply with building and safety code requirements, including annual inspection of elevator and fire suppression equipment and extinguishers
• Identify and communicate any safety concerns with appropriate Supervisors
Facility Standards of Appearance
• Responsible for monitoring and assuring that sites maintain high standards for lobby appearance, client pamphlets, and agency materials
• Perform daily walk through to monitor all areas
QUALIFICATIONS
EDUCATION:
• Must be a high school graduate or have HS equivalent
EXPERIENCE:
• Minimum of Two (2) years of hands on experience operating plant equipment, including boilers, chillers, pumps, cooling towers, and HVAC systems
• Experience with facilities management and building operations
• Proven emergency response capability and customer focused service
• Experience with preventive maintenance programs and operational efficiency
• Experience working with Building Automation Systems, including troubleshooting, component replacement, and basic programming or configuration
