SREIT โ€“Valuation Analyst/Associate

Location: New York, NY

Starwood Real Estate Income Trust, Inc. is a perpetual-life, monthly NAV REIT that directly invests in high quality, stabilized, income-producing real estate. SREIT is managed by Starwood REIT Advisors L.L.C., a subsidiary of Starwood Capital Group.

The Valuation Analyst/Associate will play a key role in supporting SREITโ€™s valuation and performance reporting processes. This opportunity offers significant exposure to many SCG team members including Portfolio Management, Asset Management, Capital Markets, Acquisitions, Finance and Investor Relations.

Responsibilities include:

  • Support monthly valuation process for SREIT, which includes global investments across multiple sectors, primarily multifamily and industrial
  • Prepare and maintain internal valuation models (Excel, Argus, Anaplan), utilizing input from Asset Management, reviewing and analyzing property financials, and conducting independent market research
  • Assist in the quarterly review of third-party real estate appraisals, including coordination of supporting documentation, analyzing appraisal assumptions and discounted cash flows, and preparing summaries of results
  • Communicate directly with third-party appraisers and SREITโ€™s independent valuation advisor as part of the quarter-end appraisal process
  • Produce asset and fund level reporting for senior management, investors and board of directors on a monthly and quarterly basis
  • Aid in valuation automation and AI projects intended to enhance efficiencies in the groupโ€™s reporting processes, procedures and analytics
  • Support SREITโ€™s Finance and Investor Relations teams on an ad hoc basis for due diligence and/or investor requests
  • Perform ad hoc sensitivities and analyses to assess impacts to portfolio valuations or returns based on changes to property and/or portfolio assumptions

Qualifications:

  • Bachelorโ€™s degree in real estate, finance, business or related area with strong GPA
  • 2โ€“5 years of relevant real estate valuation background preferred. Multifamily experience is a plus. Experience with open-ended real estate fund finance, valuations and performance reporting
  • Familiarity with financial modeling, including discounted cash flow analyses
  • Proficient in Argus, Microsoft Excel, Word and PowerPoint. Experience with AI tools a plus
  • Experience in managing, updating, analyzing and presenting large quantities of dataExcellent communication skills (both written and oral)
  • Strong analytical and quantitative skills and detail-oriented
  • Highly organized and ability to multitask with many priorities
  • Authorization to work in the United States
