Leasing Manager

Position Summary

The Leasing Manager is responsible for overseeing all leasing activities, maximizing occupancy, maintaining resident satisfaction, and leading the leasing team. This role develops and implements leasing strategies, ensures compliance with company policies and fair housing regulations, and provides exceptional customer service to prospective and current residents.

Essential Duties and Responsibilities

Leasing & Occupancy

• Achieve and maintain occupancy goals for assigned communities.
• Manage and oversee the leasing process from prospect inquiry through move-in.
• Conduct property tours and effectively market available units.
• Monitor market trends, pricing, and competitor activity to ensure competitive leasing strategies.
• Review and approve lease applications in accordance with company policies.
• Ensure accurate preparation and execution of lease agreements and related documents.
• Maintain an up-to-date inventory of available units.

Team Leadership

• Supervise, train, coach, and motivate leasing consultants and leasing staff.
• Conduct regular team meetings and performance evaluations.
• Establish leasing goals and monitor team performance metrics.
• Assist in recruiting, hiring, and onboarding leasing personnel.

Customer Service & Resident Relations

• Ensure a high level of customer service for prospects and residents.
• Address resident concerns and coordinate resolution with appropriate departments.
• Foster positive resident retention through relationship building and renewal programs.
• Handle escalated resident issues professionally and efficiently.

Marketing & Outreach

• Develop and implement marketing initiatives to attract qualified prospects.
• Manage online listings, social media presence, and advertising campaigns.
• Build relationships with local businesses, employers, and community organizations to generate referrals.
• Coordinate resident events and community outreach activities.

Administrative & Compliance

• Maintain accurate leasing records and reports.
• Track leasing performance, traffic sources, occupancy, renewal rates, and other key metrics.
• Ensure compliance with Fair Housing laws and company policies.
• Assist with budget planning and expense control related to leasing operations.
• Prepare weekly and monthly reports for management.

Qualifications

Education

• High school diploma or GED required.
• Associate's or Bachelor's degree in Business Administration, Marketing, Real Estate, or a related field preferred.

Experience

• Minimum of 3-5 years of leasing or property management experience.
• At least 1-2 years of supervisory or management experience preferred.
• Experience in multifamily housing or apartment leasing strongly preferred.

Physical Requirements

• Ability to walk properties and conduct unit tours.
• Ability to sit, stand, bend, and use office equipment for extended periods.
• Ability to occasionally lift up to 25 pounds.
