Senior Project Manager – Ground-Up Multifamily Construction

Essex County, NJ — onsite/project office
$200,000–$250,000

 

Reports to: Director of Development
Project: Ground-up, 100-unit, 6-story multifamily development

The Role

We are seeking a hands-on Senior Project Manager to take ownership of a ground-up multifamily project entering construction.

This person will drive the schedule, manage project information and coordination, and stay ahead of issues that could impact the field. We need someone who operates independently, pushes decisions forward, and keeps the project moving without needing to be chased.

Responsibilities

  • Own the project schedule, milestones and critical path.
  • Drive RFIs, submittals, shop drawings and design coordination.
  • Maintain disciplined drawing, revision and document control.
  • Coordinate subcontractors, consultants and field leadership.
  • Identify schedule, procurement and coordination risks early.
  • Push decisions and resolve issues before they impact construction.

Must-Haves

  • Strong ground-up construction project-management experience.
  • Proven ownership of complex construction projects.
  • Strong command of RFIs, submittals and shop drawings.
  • Demonstrated schedule and critical-path management.
  • Experience coordinating subcontractors, design teams and field operations.
  • Ability to operate independently and drive accountability.

Preferred

  • Multifamily or mixed-use construction experience.
  • Developer, GC or integrated developer/GC background.
  • Experience working in a lean, entrepreneurial construction environment.

Success Looks Like

  • The project stays ahead of schedule risks and upcoming decisions.
  • RFIs, submittals and shop drawings do not hold up the field.
  • Teams operate from accurate, current project information.
  • Problems are surfaced and solved before they become delays.
