The Multi-Site Leasing Consultant is a high-impact, versatile role responsible for the successful leasing and strategic marketing across multiple residential communities. This professional serves as a tactical troubleshooter, deployed to various assets to drive occupancy, mentor on-site teams, and implement best-in-class leasing practices. The role requires a strategic thinker capable of analyzing market trends and executing tailored sales strategies to maximize rental revenue and ensure operational excellence across diverse geographical areas.


Key ResponsibilitiesStrategic Sales & Market Analysis
  • Portfolio Strategy: Develop and execute comprehensive sales and leasing strategies tailored to the unique market conditions of different communities within the assigned region.
  • Market Intelligence: Conduct regular competitive analysis, encompassing rental rate benchmarking and competitor marketing tactics, to identify strategic opportunities for revenue growth.
  • Performance Optimization: Analyze internal performance metrics and lead-to-lease conversion rates to identify and address bottlenecks in the sales funnel.
Tactical Leasing & Operations
  • Direct Leasing: Conduct professional property tours at various sites, effectively communicating each community's unique value proposition and amenities to prospective residents.
  • Application Processing: Accurately process rental applications, perform background checks, and prepare lease documentation in strict compliance with Fair Housing laws and company policies.
  • Asset Presentation: Verify that communities meet brand expectations, including curb appeal and the market-readiness of vacant units, implementing corrective action plans as required.
Mentorship & Team Development
  • Peer Leadership: Serve as a leader and mentor to on-site leasing teams, providing hands-on coaching in advanced sales techniques and telephone sales protocols.
  • Standardization: Ensure the consistent application of company Standardized Operating Procedures (SOPs) and best practices across all visited sites.
  • Training Support: Assist in developing and delivering training materials that can be leveraged to provide continuous professional development to team members.
Resident Relations & Retention
  • Strategic Retention: Participate in the planning and execution of resident events and retention programs designed to maximize lease renewals and satisfaction scores.
  • Conflict Resolution: Professionally manage complex resident inquiries and concerns, ensuring prompt and satisfactory resolutions that uphold high service standards.
Key Performance Indicators (KPIs)
  • Occupancy Rate: Achievement of budgeted occupancy targets across the assigned multi-site portfolio.
  • Lease Conversion Rate: Maintain a lead-to-lease conversion rate aligned with the top 10% of industry standards.
  • Resident Retention: Achieve and maintain an average annual resident retention rate of 50% or higher.
  • Shop Scores: Attain quarterly mystery shop scores of 90% or higher.
  • Portfolio Leasing Velocity: Produce a consistent volume of new leases as required to meet stabilization or occupancy goals at target assets.

Requirements

Qualifications Required

  • High school diploma or equivalent.
  • Minimum of one (1) year of demonstrable experience in sales, customer service, or property management leasing.
  • Exceptional written and verbal communication abilities.
  • Strong organizational and time management skills.

Preferred

  • Candidates with strong proficiency in RealPage solutions-including One-Site, Knock, Revenue Management, Spend Management, and Facilities-as well as EliseAI, PayScore, and the Google Workspace suite (Gmail, Meet, Drive, Gemini, etc.) are highly preferred. While these specific tools are favored, experience with alternative property management software and platforms will also be evaluated, with consideration given to the breadth and depth of that expertise.
  • Demonstrated knowledge of Fair Housing laws and associated regulations.
  • Possession of a valid driver's license and reliable personal transportation.
  • Being bilingual is a plus.
