Property Manager

We are seeking an experienced, organized, and hands-on Property Manager to oversee the daily operations of a multifamily apartment community. The ideal candidate is a strong leader who thrives in a fast-paced environment, delivers exceptional customer service, and is committed to maintaining high standards for the property, residents, and team.

Essential Responsibilities

  • Oversee all daily operations of the apartment community, ensuring the property is well-maintained, financially successful, and operating efficiently.
  • Maintain a thorough understanding of Fair Housing laws, landlord-tenant regulations, and company policies to ensure full legal compliance in all leasing and management practices.
  • Supervise the leasing process, including showing apartments, qualifying applicants, completing lease agreements, collecting deposits, and ensuring a smooth move-in experience.
  • Manage resident relations by providing outstanding customer service, resolving concerns professionally, and fostering a positive community environment.
  • Enforce lease agreements and community policies, including occupancy standards, pet policies, parking regulations, and noise violations.
  • Oversee rent collections, delinquency management, payment arrangements, legal notices, and eviction proceedings when necessary.
  • Coordinate all move-in and move-out procedures, including inspections, security deposit accounting, and unit turnover.
  • Conduct regular inspections of apartment homes, common areas, amenities, and grounds to ensure the property is maintained to company standards.
  • Direct and supervise maintenance operations, including preventive maintenance, work order completion, vendor management, and emergency repairs.
  • Coordinate outside contractors for specialized repairs, landscaping, pool maintenance, and other property services.
  • Monitor property appearance and curb appeal, ensuring the community remains clean, safe, and attractive at all times.
  • Assist with budgeting, expense control, occupancy goals, and revenue performance.
  • Ensure all safety policies and risk management procedures are followed by staff, residents, and vendors.
  • Participate in marketing initiatives, resident retention programs, and community events to maximize occupancy and resident satisfaction.

On-Call Responsibilities

  • Participate in the property's on-call rotation for after-hours maintenance emergencies.
  • Assist with troubleshooting maintenance issues by phone and respond to the property when necessary to address emergency situations.

Qualifications

  • Minimum of 5 years of apartment property management experience.
  • Strong knowledge of Fair Housing, landlord-tenant law, and property management best practices.
  • Proven leadership experience with the ability to motivate, train, and hold team members accountable.
  • Excellent organizational, communication, and problem-solving skills.
  • Ability to manage multiple priorities while maintaining a high level of professionalism.
  • Strong customer service skills with the ability to handle difficult situations calmly and effectively.
  • Proficient with property management software and Microsoft Office.
  • Reliable transportation and the ability to respond to after-hours emergencies when scheduled.
