New Home Consultant – Rockwall and Forney Area Full‐Time As a New Home Consultant for Kindred Homes, you will be responsible for greeting and registering potential home buyers, building your brand within your submarket, outreach to realtors, customer communication, and play a pivotal part in helping a person's dream of home ownership come true. We are looking to hire an experienced New Home Consultant to generate leads, sell homes, and complete all sales paperwork. The New Home Consultant will also educate buyers on home financing options and provide service to existing customers to meet company sales objectives. Primary Duties and Responsibilities Manage and maintain your model/sales office as if it were your own retail business. Be at your model home 15 minutes before we open for business to ensure the models are presentable (lead walk clean, replace lights that may be burned out, lights/technology on, etc.). Develop and implement a lead generation plan. This is key to meet and exceed sales goals and a New Home Consultant should constantly hone this skill. Examples include: existing homeowners, current prospects, realtors, apartment managers/residents, personal affiliates, and corporate‐driven leads. Host weekly community meetings with your community team and call through the buyers in backlog with updates on their home. A team‐player mentality is needed as your community will only function as well as you and your superintendent do. Open and honest communication is key. Maintain knowledge and the status of your buyer's financing progress (verified funds for a cash purchase or updates on where they stand with the mortgage process from their lender). Perform competition shops and keep an updated CMA (Competitive Market Analysis) on your submarket. This includes sales numbers, base pricing, incentives offered, and traffic numbers of your competition. Be knowledgeable about HOA deeds, the school system, Improvement Districts, and community covenants and restrictions for your communities. All sales are sold in accordance with these guidelines. Meet with buyers, tour model home(s), discuss features of homes, conduct needs analysis, and pre‐qualify buyers for sale. Manage the contract process to ensure correct and timely contracts. Complete all transactions and financing paperwork, ensuring that forms are completed thoroughly and accurately. Maintain accurate records on prospective customers via CRM. Attend all pre‐construction meetings for a buyer. These should be scheduled for your days in the office and not conflict with scheduled sales or division meetings. Ensure inventory homes are "show" ready at all times by coordinating the cleaning crew and informing the construction manager about maintenance concerns with a minimum of twice‐weekly walks. Work closely with Online Sales Counselor to nurture leads passed on. Maintain a professional appearance and a clean vehicle at all times. Job Requirements High integrity and ethics with a customer‐focused mindset. Reliable transportation, auto insurance, and a valid driver's license. Basic computer literacy and proficiency with MS Office Suite and CRM software. Ability to utilize sales applications on a smartphone, tablet, and laptop. Ability to work evenings, weekends, and holidays (may require overtime). Easily manage walking tours of model homes and the community.
