Job description

The Eviction & Collections Specialist is responsible for managing all aspects of the rent collection performance, and landlord-tenant legal administration specifically for a Michaels Community in Hawaii. This role manages delinquency performance, Hawaii rent court filings, legal timelines, and compliance requirements while partnering with Community Managers, Accounting, Compliance, and Resident Services to drive strong financial outcomes. The position protects asset performance while supporting Michaels’ mission of Lifting Lives through fair, compliant, and resident-focused collection practices.


Achieve or exceed budgeted uncollectable rent and other income goals across assigned communities.
Review delinquency reports, aged receivables, subsidy receivables, and monthly financial results to identify trends and implement corrective action plans.
Prepare, file, and track Failure to Pay Rent complaints, Writs of Restitution, and related landlord-tenant court documentation in compliance with Hawaii regulations.
Coordinate eviction scheduling with the Hawaii Sheriff’s Office and ensure adherence to all legal timelines and notice requirements.
Maintain accurate resident ledgers in RealPage and ensure complete documentation of account notes, legal filings, and correspondence.
Collaborate with Accounts Receivable to resolve misapplied payments, ledger discrepancies, and required adjustments.
Oversee resident communication regarding balances, repayment plans, subsidy adjustments, and account updates.
Track rental assistance applications and ensure timely and accurate posting of subsidy payments.
Maintain and monitor the Do Not Accept (DNA) list and required affidavits.
Participate in portfolio review meetings with Community Managers and regional leadership to assess collection performance and legal exposure.


Required Experience:

Minimum 2–3 years of property management, rent collection, or landlord-tenant legal administration experience.
Experience managing delinquency performance and compliance-focused recertification (e.g., LIHTC, Section 8) required.
Experience with Hawaii landlord-tenant and/or local court procedures preferred
Experience with RealPage required or strongly preferred.

Required Education/Training:

High school diploma or GED required.
Additional training in landlord-tenant law, property management, or related field preferred.


Required Skills and Abilities:

Strong knowledge of rent collection processes and landlord-tenant procedures.
Ability to analyze delinquency data and recommend performance improvements.
Strong written and verbal communication skills.
Intermediate proficiency in Microsoft Excel.
Strong organizational and time management skills with the ability to manage multiple priorities simultaneously.
Ability to work collaboratively and maintain a solution-oriented approach.
Ability to handle confidential information with discretion.
