Mosaic is an urban 2M SF shopping center in the heart of Northern Virginia featuring national retailers, gourmet dining, 73,000 SF offices, 148-key Archer boutique hotel, 1,431 residential units, 2 community parks, 5 parking garages and an 8-screen art house cinema.
The General Manager position is accountable for providing peer-level leadership on a regional level for the management, direction, and coordination of all center operations. The General Manager ensures corporate operations objectives are met or exceeded for NOI growth and rent collection with quality results that consistently improve the profitability of the shopping center and subsequently the investors.

Position Summary
The General Manager will be responsible for ensuring that Mosaic District represents the EDENS brand as the premiere destination in retail shopping, consistent with the company's vision. The General Manager is responsible for the overall management, direction, and coordination of all center operations and strategy. The incumbent ensures that corporate operations objectives are met or exceeded for NOI growth and rent collection with quality results that consistently improve the profitability of the shopping centers and subsequently the investors.
Reporting Relationships
The General Manager will report directly to the Vice President of Operations for the Region. This role will have leadership and management responsibility for the center staff.
Primary Responsibilities:
  • Driving profitability by creating additional value for retailers and customers, making Mosaic the retail destination of choice. Deliverable metrics include: discretionary spend, sales growth, increasing traffic, repeat business, average spend per visit, dwell time, website visits, database size, and stores shopped per visit.
  • Using analytical techniques to gain intimate understanding of customer trends and demographics to develop and execute vision for the business, in addition to developing accurate annual budget recommendations for corporate to execute plan.
  • Developing powerful relationships and partnerships with retailers to improve performance, drive profitability, and grow customer loyalty/retention.
  • Physical asset management of all buildings owned by EDENS (retail, residential, and office) on the site along with accompanying Master Association.
  • Property Operations operates 24/7 daily, including security, maintenance, janitorial, and programing of public spaces, garages, and adjacent Fairfax Plaza Shopping Center.
  • Responsibilities include provisions of a broad range of urban services to the Mosaic District development including operation and maintenance of public improvements and operation of an extensive parking and shuttle system to and from mass transportation (Metro Rail).
  • Establish and maintain professional relationships with all tenants, vendors, first responders, and community and county leaders.
  • Support onsite Facilities Director, oversee service contract requirements, specifications, planning and final execution of RFP's, oversee service contracts to ensure quality and consistency to property and maintain collaborative consistent professional vendor relationships.
  • Lead Risk Management efforts to minimize exposure and losses to property owners. Engage onsite staff executing to high standards supporting the awareness of potential risk and determine viable solutions for success.
  • Establish and maintain industry relationships and be the active members of industry and local business associations and organizations.
  • Participate in leading company-wide property management initiatives and projects.

Event / Community Relations:
  • Drive and source additional income and revenue in marketing and branding partnerships in alignment with overall Mosaic District strategy and vision.
  • Lead event and marketing development and execution of a comprehensive event plan that enhances Mosaic District retailer sales, visitor foot traffic, dwell periods, enhancing revenues, deliver programing and maximize resources such as social media to connect with shoppers.
  • Develop and execute a strategic plan and vision for the business. Curating events and activations that become a destination for customers by creating an exciting, pleasant shopping, dining, and enjoyment experience.
  • Create a unique and superior hospitality experience for consumers.

Ambassadorship:
  • The General Manager plays a central role as the on-site Ambassador, the manager ensures the center feels welcoming, well-operated, and connected.
  • Maintains a strong, visible presence throughout the property, understanding retailer needs, and anticipating operational challenges before they surface.
  • Engaging proactively with retail partners, listening to their concerns, and coordinating solutions, the General Manager strengthens retailer satisfaction and supports the overall health of the merchandising mix.
  • Ambassadorship extends beyond the property lines consistently collaborating with local first responders and civic leaders to ensure safety, preparedness, and alignment with local initiatives.
  • Coordinating emergency response planning, partnering on community events, or keeping an open line of communication with police, fire, and municipal partners, the General Manager becomes a trusted conduit between the center and the broader community.
  • General Manager embodies the company's values by fostering strong relationships with internal colleagues across Operations, Leasing, Marketing, and Development. Sharing real-time property insights, collaborating to enhance the customer experience, and supporting EDENS' mission to enrich communities. Through thoughtful communication, teamwork, and a genuine commitment to stewardship, the General Manager elevates the center from a retail destination to a meaningful, connected community space.

Requirements:
  • 10 Plus years' experience in property management with a significant supervisory responsibility in retail, entertainment and/or urban renewal project with a large residential component.
  • Strong interpersonal and relationship skills.
  • Professional designation (CPA, RPA, CSM or equivalent) strongly preferred.
  • LEED accreditation (GA, AP) strongly preferred.
  • Strong PC skills in programs such as Excel, Power Point, Word JD Edwards and ANGUS software systems. Good working knowledge of budgeting, accounting and financial analysis.
  • Proven teambuilding acumen and team leadership experience.
  • Effective ability to establish project goals, timelines and milestones.
