Position Overview

The Director of Multifamily Marketing works with Executive Leadership and Multifamily Directors to lead marketing, digital advertising, marketing technology, AI innovation, and communications for Drucker + Falk-managed communities. Provides strategic direction for multifamily marketing operations, technology adoption, advertising compliance, and marketing project management while driving portfolio performance, occupancy growth, brand consistency, and operational efficiency.

Key Responsibilities

Leadership + Strategic Marketing

  • Lead the creation and execution of Drucker + Falk marketing and communications goals within approved annual budgets.
  • Direct corporate communications initiatives targeted toward employees, clients, ownership groups, investors, industry partners, media, and prospective customers.
  • Recruit, onboard, develop, mentor, and manage all Marketing Department personnel.
  • Establish and maintain companywide marketing best practices, standards, policies, and performance expectations.
  • Partner with Multifamily Directors, Regional Property Managers, and Property Managers to develop strategic marketing initiatives that support occupancy and revenue goals.
  • Assist Business Development with new business proposals, RFP responses, and pitch opportunities.

Multifamily Marketing Technology + AI Leadership

  • Lead the evaluation, implementation, and optimization of multifamily AI technologies, including leasing AI, CRM automation, predictive analytics, reputation management platforms, and marketing automation solutions.
  • Establish companywide standards, governance, recommended training, and performance metrics for AI-powered marketing and leasing technologies.
  • Identify emerging multifamily technology solutions and recommend strategic adoption initiatives that improve lead conversion, operational efficiency, resident engagement, and portfolio performance.
  • Partner with Operations, IT, and Training to ensure successful deployment and adoption of multifamily technology platforms.
  • Oversee integration and optimization of property management systems, CRM platforms, lead management systems, reporting tools, and digital marketing technologies.

Digital Advertising Services

  • Develop and oversee the creation of Drucker + Falk's in-house digital advertising services platform.
  • Manage digital advertising strategy, audience targeting, campaign optimization, and performance reporting.
  • Establish standardized digital advertising products and service offerings supporting managed communities and ownership groups.
  • Oversee advertising initiatives across Google Ads, Meta platforms, Instagram, YouTube, display advertising, retargeting, geofencing, and emerging digital advertising channels.
  • Implement attribution and reporting systems that measure campaign effectiveness, lead quality, occupancy impact, and return on investment.
  • Evaluate and manage relationships with advertising vendors, technology providers, and digital media partners.

Marketing Operations + Analytics

  • Guide the Marketing Team in analyzing property performance, market conditions, competitor activity, lead generation trends, and marketing effectiveness.
  • Develop KPIs that measure prospect traffic, lead conversion, occupancy, retention, digital engagement, and marketing ROI.
  • Oversee companywide reporting standards and performance dashboards.
  • Utilize analytics and business intelligence tools to identify opportunities for improved performance and operational efficiencies.
    Project Management
  • Direct and manage cross-functional marketing and technology projects from planning through implementation and completion.
  • Develop project plans, implementation schedules, communication strategies, and stakeholder reporting processes.
  • Ensure projects are completed on time, within budget, and aligned with strategic objectives.
  • Coordinate internal teams, external vendors, and operational stakeholders to ensure successful project execution.
  • Prioritize competing initiatives while maintaining focus on business goals and measurable outcomes.

Compliance + Risk Management

  • Maintain expert-level knowledge of multifamily advertising regulations and compliance requirements.
  • Ensure compliance with Fair Housing laws, ADA accessibility standards, privacy regulations, consumer protection laws, and applicable digital advertising requirements.
  • Establish companywide review processes and compliance standards for websites, advertising campaigns, social media content, AI-generated content, and marketing collateral in coordination with DF IT and DF webmaster
  • Partner with legal counsel and executive leadership to identify and mitigate marketing compliance risks.
  • Ensure all marketing technology platforms and websites comply with applicable accessibility and regulatory requirements.

Brand Management + Communications

  • Guide the development of community branding, website standards, photography, videography, content strategy, and consumer messaging.
  • Oversee online reputation management programs and social media best practices.
  • Support new business development efforts through RFP responses, presentations, and client-facing marketing initiatives.
  • Represent Drucker + Falk at industry conferences, associations, educational programs, and business development opportunities.
  • Coordinate development of print and digital marketing collateral that strengthens brand awareness and revenue performance.

Technology + Vendor Management

  • Oversee relationships with marketing technology vendors, lead generation providers, AI platforms, and advertising partners.
  • Lead vendor evaluations, contract recommendations, implementation planning, and performance reviews.
  • Coordinate training initiatives for marketing technologies and software systems.
  • Work closely with the IT Department to ensure all marketing technologies meet company standards and security requirements.

Travel

Travel throughout Drucker + Falk markets as necessary.

Qualifications
• Bachelor’s degree in Marketing, Business, Communications, or related industry experience preferred, with 5–10 years of marketing leadership experience leading marketing technology, AI, digital advertising, or related initiatives.

• Demonstrated success managing enterprise-level projects and cross-functional teams.

• Strong understanding of multifamily operations, lead generation, occupancy management, reputation management, and digital marketing performance metrics.

• Experience managing digital advertising budgets and marketing technology platforms.

• Project Management certification (PMP, Agile, Scrum, or equivalent) preferred.

• Excellent written and verbal communication skills.

• Proven ability to analyze data and translate insights into actionable business strategies.
