Job Summary

Newmark Occupier Solutions is seeking a skilled and self-directed Mobile Facilities Engineer to support the VW 
Occupier Solutions program in the Chattanooga, Tennessee market. This role is responsible for maintaining safe, 
fully operational facilities across six mixed commercial locations - including dealership, office, and light 
manufacturing environments - through a combination of scheduled preventive maintenance and reactive work
order response. 


The engineer will operate as a mobile resource traveling between all six sites in a company-provided vehicle, 
serving as the primary on-the-ground point of contact for day-to-day facility needs. This is a fully Integrated 
Facilities Management (IFM) role requiring strong multi-trade competency, sound judgment for escalation, and 
the ability to work independently with minimal supervision across a geographically dispersed account.

Required
4-7 years of hands-on multi-trade facilities maintenance experience in commercial, industrial, or
automotive environments
Competent computer knowledge in Microsoft Outlook, Excel , Word, Teams etc.
Working knowledge of HVAC systems, plumbing fixtures, and basic electrical diagnostics
Demonstrated ability to read and interpret equipment manuals, schematics, and PM schedules
Valid driver's license with a clean driving record - this role requires daily driving between 6 locations
Proficiency with CMMS or work order management platforms (Corrigo, Service Channel, IBM Maximo, or
similar)
Technical expertise in HVAC systems operation, maintenance, and repair (chillers, boilers, AHUs, VAVs,
induction units, cooling towers, etc.).
Working knowledge of OSHA safety standards including LOTO, fall protection, and PPE requirements
EPA Section 608 Certification (or willingness to obtain within 90 days of hire - reimbursement provided)
Familiarity with Building Automation Systems (BAS) or Building Management Systems (BMS) able to
navigate dashboards and interpret alarms
CMRT (Certified Maintenance & Reliability Technician) certification or equivalent trade certification (or in
progress)
Strong written and verbal communication skills - must be able to interface directly with site managers and
end-users
Ability to work independently, prioritize competing demands, and self-manage schedule across multiple
sites
Experience performing minor interior repairs including drywall patch, paint touch-up, and furniture
assembly/moves

May perform other duties as assigned
Preferred
OSHA 10 or OSHA 30 certification
Experience in automotive dealership, light manufacturing, or mixed-use commercial FM environments
Bilingual (English/Spanish) - growing asset in the Chattanooga industrial corridor
Advanced BAS/BMS experience - programming setpoints, scheduling sequences of operation, or
integrating control systems
Prior experience in IFM, property management, or multi-site mobile technician role
Forklift or aerial lift operator certification
Physical Requirements
Ability to lift and carry up to 50 lbs. unassisted
Ability to climb ladders up to 10 feet and work at heights with proper fall protection
Ability to work in confined spaces, mechanical rooms, and outdoor environments in varying weather
conditions
Ability to stand, kneel, bend, and work in awkward positions for extended periods
Must be able to drive a company vehicle for extended periods between site locations

Preventive Maintenance (PM)
Execute scheduled PM rounds across all 6 locations per the established CMMS work order schedule
Perform HVAC filter changes, coil inspections, drain pan and condensate line cleaning, and belt/drive checks
Conduct building systems walkthroughs including lighting, plumbing fixtures, doors, hardware, and life
safety equipment
Document all PM completions, deficiencies, and deferred items in the CMMS platform (Corrigo, Service
Channel, or equivalent)
Maintain PM completion rate of 95%+ across all assigned accounts
Reactive Maintenance & Work Orders
Respond to reactive work orders across all 6 sites within established SLA response windows
Diagnose and repair HVAC, plumbing, electrical, and general building systems within mid-level trade scope
Identify scope boundaries and escalate licensed trade work (refrigerant recovery, panel work, pipe
threading) to qualified subcontractors
Communicate clearly with site managers and end-users on work order status, ETAs, and resolution
Maintain work order closure documentation with photos, labor time, and parts used
Site Operations & Safety
Follow all OSHA, NFPA, and site-specific safety protocols including LOTO procedures before any electrical or
mechanical work
Maintain a clean, organized mobile van with all tools, PPE, and consumables stocked and accessible
Conduct ladder inspections per OSHA standards before each use; maintain inspection tags current
Always wear appropriate PPE - hard hat, hi-vis vest, safety glasses, gloves - as required by site conditions
Report safety hazards, near-misses, and incidents to the Newmark account manager immediately
Furniture, Moves & Interior Repairs
Assist with office furniture installation, reconfiguration, and decommissioning across all 6 sites
Execute internal moves - furniture, equipment, and workstation components - coordinating with site 
managers on scheduling
Perform paint touch-ups and patch repairs on drywall, gypsum board, and cinder block as needed following
work orders or tenant requests
Apply joint compound, sand, prime, and finish-coat patched areas to match existing wall surfaces
Document all completed moves and interior repair work with before/after photos in CMMS
Vendor & Subcontractor Coordination
Meet and escort subcontractors on-site for licensed trade work and inspect completed work before sign-off
Communicate subcontractor scheduling needs and access requirements to site coordinators in advance
Provide field verification data (photos, measurements, scope notes) to support subcontractor quotes and
proposals
Reporting & Documentation
Submit daily activity logs via CMMS with all work performed, mileage, and site visits
Flag deferred items and capital needs for monthly reporting to the Newmark account manager
Support Quarterly Business Review (QBR) data by maintaining accurate asset and work order records
Participate in weekly check-ins with the Newmark account manager to review open items and priorities
