COMPANY DESCRIPTION

Impact Housing (IH) is a vertically integrated modular design-builder and developer headquartered in Southern California.

Our mission is to continuously evolve the worlds most sophisticated and efficient housing delivery system. We pursue this mission by reimagining every element of how multifamily projects are designed, manufactured, and builtdriving down costs, shortening schedules, and expanding access to high-quality housing for the people who need it most, whether through LIHTC or unsubsidized projects.

To date this decade, the IH team has built or is actively developing close to 1,500 modular units demonstrating a scalable, repeatable path to affordability. With the capability to produce approximately 1,000 units per year today, IH is expanding to meet growing demand in San Diego, Los Angeles, and beyond.

We are now entering the next stage of our growth and strengthening every team across the company to achieve our next set of goals. We plan to manufacture and build more than 10,000 units through 2030. To accomplish this, we are implementing the Lean Standard Model company-wide; deploying AI at every level of the company; and positioning IH as a national thought leader in modular development.

POSITION SUMMARY

The Junior Estimator supports the pre-construction and estimating team by assisting with quantity takeoffs, bid preparation, pricing analysis, subcontractor/vendor coordination, and project cost tracking for modular construction projects. This role is ideal for an early-career professional looking to develop estimating and construction management skills within a fast-paced modular construction environment.


KEY RESPONSIBILITIES

  • Assist in preparing conceptual, schematic, design development, and GMP estimates for modular construction projects
  • Perform quantity takeoffs from drawings, specifications, and BIM models
  • Support pricing of labor, materials, equipment, subcontractors, logistics, and manufacturing components
  • Solicit and track subcontractor and supplier bids
  • Assist with bid leveling and scope comparisons
  • Maintain estimating databases, historical cost data, and unit pricing
  • Coordinate with design, manufacturing, procurement, and construction teams during pre-construction
  • Help prepare bid packages, proposals, and value engineering options
  • Review plans and specifications for completeness and identify scope gaps
  • Assist in updating budgets throughout project development
  • Participate in project handoff meetings to operations and project management teams
  • Support schedule reviews related to manufacturing and field installation sequencing
  • Maintain organized project documentation and estimating files


QUALIFICATIONS


Experience

  • 13 years of estimating, project engineering, or construction experience
  • Internship experience in construction or manufacturing preferred
  • Exposure to modular, multifamily, hospitality, or commercial construction is a plus


Required Skills

  • Basic understanding of construction drawings and specifications
