Position Summary


Troika Construction is seeking an experienced Project Manager to lead the successful delivery of multifamily and commercial construction projects from pre-construction through turnover and closeout.

The Project Manager will oversee project planning, budgeting, scheduling, procurement, trade coordination, cost control, risk management, quality and stakeholder communication. Working closely with Superintendents, Pre-Construction, Development, Finance, consultants, trades and clients, this role ensures projects are delivered safely, on schedule, within budget and to Troika’s quality standards.

The ideal candidate is a strong construction leader with sound commercial judgment, excellent organization and the ability to anticipate and resolve issues before they impact project performance.


Key Responsibilities


  • Lead projects from pre-construction through construction, turnover and closeout, ensuring key milestones, deliverables and project objectives are achieved.
  • Develop and manage project budgets, schedules and work plans, including forecasting, cost-to-complete and financial reporting.
  • Coordinate consultants, subcontractors, suppliers and internal teams to maintain alignment, accountability and project progress.
  • Support pre-construction activities, including constructability reviews, design coordination, estimating, tendering, procurement and trade selection.
  • Manage project costs and commercial matters, including purchase orders, commitments, change orders, forecasting and value-engineering opportunities.
  • Identify and proactively manage project risks, resolving design, procurement, construction, budget and schedule issues before they impact the project.
  • Work closely with Superintendents to ensure field execution aligns with project plans, schedules, budgets, contracts and quality expectations.
  • Maintain project schedules and controls, identifying critical path risks and developing recovery or mitigation plans when required.
  • Lead project meetings and communication, ensuring decisions, actions, responsibilities and deadlines are clearly documented and followed through.
  • Maintain accurate project documentation, including contracts, drawings, RFIs, submittals, change orders, meeting minutes and correspondence.
  • Support quality, safety and compliance, ensuring project requirements, permits, inspections and company standards are met.
  • Lead project closeout and turnover, including deficiencies, inspections, warranties, documentation, occupancy requirements and handover.
  • Build and develop high-performing project teams by setting clear expectations, promoting accountability and supporting team development.
  • Contribute to continuous improvement by identifying opportunities to strengthen construction processes, systems, standards and best practices.
