Job Description
Leasing & Marketing Professional (Student)
The Leasing and Marketing Professional is responsible for effectively marketing the community and ensuring the leasing targets are achieved to help maximize occupancy year over year. This role will guide prospective residents through the leasing process, engage in retention efforts for current residents, and provide unparalleled customer service. You must be able to communicate effectively and possess strong interpersonal and organization skills.

Direct Reports: None
Duties/Responsibilities: The duties listed below are an outline of the Leasing & Marketing Professional responsibilities and should not be considered an all-inclusive list. As the needs of the organization change, these duties may be modified as needed.
Leasing, Marketing & Resident Experience
  • Understand the housing contract document and all related addendums and be able to clearly communicate all relative information to prospects and residents.
  • Conduct all tasks necessary to close the sale in accordance with VIBES training guidelines, including but not limited to:
    • Generating new leads
    • Scheduling & conducting tours
    • Entering data into the Property Management Software
    • Prospect follow up.
  • Assist the Associate Community Manager with the following as needed:
    • Promoting the community via social media platforms
    • Participating in on- and off-campus marketing events.
    • Unit assignments and placements
    • Tracking and reporting of leasing data, metrics, and goals
    • Assist with email and text campaigns utilizing the Property Management Software.
  • Maintain a positive community environment and encourage participation in Residence Life programs.
  • Assist in resolving resident concerns/conflicts and escalate to the appropriate manager as needed.

Property Operations
  • Perform daily opening and closing checklists, including model & tour route inspection, performing housekeeping as needed.
  • Participate in Landmark Lineup and required staff meetings.
  • Adhere and comply with corporate procedures and government laws on Fair Housing.
  • Respond to internet and telephone inquiries in a timely and professional manner.
  • Keep detailed activity logs in prospect and resident accounts.
  • Enter Maintenance Requests as needed.
  • Label and log resident packages and send resident notifications as needed.
  • Enforce community policies and procedures in accordance with the Housing Contract and report any violations to the Community Manager.
  • Assist in collecting application fees, security deposits, and other income as needed.
  • Must participate in the on-call rotation schedule and perform after-hours lockouts as needed.
  • Participate in all Turn related activities including.
    • Move-in & Move-out days
    • Unit inspections & trash outs
    • Unit make readies included but not limited to cleaning, painting, & furniture placement
    • Additional tasks as assigned by Community Manager

Education & Experience
  • High School Diploma or equivalent required.
  • Pursuing a bachelor's degree in a relevant major preferred.
  • Minimum 1-year sales and marketing experience preferred.
  • Minimum 1-year residential leasing experience preferred.
  • Locally mandated licenses/certifications strongly preferred and, in some cases, required.

Preferred Knowledge, Skills, & Abilities
  • Must possess strong organizational skills.
  • Must be reliable and have self-discipline.
  • Proficient in Microsoft Office Suite or related software.
  • Entrata experience preferred.
  • Must be available to work the following:
    • Evening and weekend hours
    • University closings (Spring/Fall/Winter Breaks, Summer months)
    • Turn Period (Extended hours will be required as necessary.)
