What is a marina?

Marinas are facilities located along coastlines, rivers, or lakes that provide docking, mooring, and related services for recreational boats and yachts. They typically offer amenities such as fuel stations, electricity, water supply, maintenance services, and sometimes restaurants or shops. Marinas serve as a safe harbor for boaters and are often situated near popular boating destinations or city centers. They play a crucial role in supporting the boating and tourism industry by offering essential services and secure storage for vessels.

What are the common responsibilities and challenges for professionals working in marina management?

Professionals in marina management are responsible for overseeing daily operations such as slip assignments, customer service, maintenance schedules, and ensuring compliance with safety and environmental regulations. A common challenge is balancing the needs of boat owners with marina capacity, particularly during peak seasons. Additionally, marina managers often coordinate with maintenance crews, harbor authorities, and local businesses, requiring strong organizational and communication skills. Staying updated on maritime laws and trends is essential for success in this dynamic role.

What are the key skills and qualifications needed to thrive as a marina manager, and why are they important?

To thrive as a Marina Manager, you typically need experience in marina operations, knowledge of boating regulations, and a background in business or hospitality management. Familiarity with marina management software, scheduling systems, and safety compliance certifications is highly valued. Job description

Job Requirements
Ready to launch your sales career in a role built to grow with you?

New Home Star, in partnership with Heritage Harbor, is seeking a driven, detail-oriented Sales & Marketing Assistant to join the on-site team in Ottawa, IL.

Heritage Harbor is a premier marina resort community located along the Illinois River, designed around lifestyle, connection, and experience. Buyers are not just purchasing a home - they are investing in a destination and a lifestyle centered around waterfront living, recreation, and community.

As a Sales & Marketing Assistant, you'll be the heartbeat of the model home, supporting the sales team with key administrative tasks and creative marketing efforts. You'll play a hands-on role in the customer journey, learning the business from the ground up while making a real impact from day one with a clear, defined path toward a full sales role. Whether you're just starting your career or exploring a new path, this is your chance to grow with a team that values your energy, initiative, and fresh perspective.

What You'll Do
  • Greet and assist all visitors to the model home, creating a welcoming and professional atmosphere that reflects our brand.
  • Call and work the prospect database to identify and engage leads.
  • Review, clean, and maintain data lists, and conduct reverse prospecting to surface new opportunities within existing data.
  • Advance qualified prospects through the pipeline and introduce them to the sales team.
  • Support the sales team with day-to-day tasks, such as answering calls, managing emails, generating reports, preparing documents, and logging visitor activity for follow-up and sales insights.
  • Assist with marketing efforts, including brochures, signage, flyer distribution, community events, and open houses.
  • Provide scheduling support for tours, appointments, and sales team follow-up.
  • Maintain the model home's appearance, ensuring it stays clean, organized, and ready for showings at all times.

Qualifications
  • Ambition, drive, and a genuine desire to advance into a full sales role.
  • Experience and/or education in customer service, hospitality, marketing, or sales. Prior real estate or homebuilding experience is not required.
  • Strong phone and written communication skills; comfortable with consistent outbound calling.
  • Organized and detail-oriented, with the discipline to keep data lists clean and pipelines current.
  • Comfortable working independently and taking ownership of results.
  • Willingness to support events, open houses, and tours, including some weekend work.
  • An active Illinois real estate license is a plus but is not required. Candidates who plan to pursue licensing are welcome to apply.

Work Schedule & Additional Requirements
  • This is a full-time, 40-hour-per-week role based on-site at Heritage Harbor in Ottawa, IL. The work schedule runs Tuesday through Saturday, 10am-7pm. Part-time arrangements may be considered depending on the candidate's availability, experience, skillset, and credentials.

Compensation & Benefits
  • Base salary of approximately $40,000-$45,000, based on experience and qualifications
  • Sales & Marketing Assistants receive a bonus when a lead they have advanced to a salesperson results in a successful new-home-construction contract
  • Full-time W2 role with medical, dental, vision, 401(k), and paid time off
  • Ongoing training, mentorship, and a defined path toward a full sales career
  • Opportunity to grow within a unique, destination-style waterfront community

Growth Path

This role is designed as a launching pad. Assistants who show strong drive, results, and (ideally) real estate licensure can expect the opportunity to move into a full Sales Consultant role in as little as 12 months, with faster advancement possible depending on experience, skillset, and licensing status.
