Job description

Position Overview:

Our client is seeking an experienced and driven Project Manager to lead multifamily and student housing construction projects from preconstruction through closeout. This role is responsible for full project ownership-financial, contractual, schedule, and executional-and serves as the primary point of accountability for successful project delivery.

Proven experience in multifamily and/or student housing construction is REQUIRED. The ideal candidate has managed high-density, unit-driven residential projects and understands the complexities of repetitive layouts, phased turnovers, aggressive schedules, and owner-facing coordination.

Key Responsibilities (R&R)Project Planning & Execution
  • Own the project lifecycle from preconstruction handoff through final closeout.

  • Develop and manage comprehensive project execution plans, including:

    • Master schedules and milestone tracking

    • Procurement and buyout strategies

    • Staffing plans and resource allocation

  • Coordinate closely with Architects, Engineers, Owners, and Consultants to ensure contract documents are executed accurately.

  • Lead constructability reviews and proactively resolve scope gaps or conflicts.

  • Ensure permits, approvals, and jurisdictional requirements are obtained and maintained.

Budget, Cost & Contract Management
  • Establish, manage, and protect the project budget from award through closeout.

  • Track cost-to-complete, forecast cash flow, and manage financial risk.

  • Lead change management, including pricing, negotiation, documentation, and owner approval.

  • Review and approve subcontractor pay applications, change orders, and invoices.

  • Drive cost control without compromising safety, quality, or schedule.

Team Leadership & Coordination
  • Lead and manage the full project team, including:

    • Project Engineers

    • Superintendents and Assistant Superintendents

    • Subcontractors and Vendors

  • Set clear expectations, enforce accountability, and foster a collaborative project culture.

  • Partner closely with the Project Superintendent to align field execution with project controls.

  • Participate actively in preconstruction, buyout, and scheduling strategy.

Schedule, Quality & Risk Management
  • Own the project schedule-no-surprise execution is the standard.

  • Monitor schedule performance with a focus on unit sequencing, trade stacking, and turnover milestones.

  • Ensure quality standards are clearly defined, communicated, and enforced.

  • Identify project risks early and develop mitigation strategies.

  • Resolve issues proactively before they impact cost, schedule, or client confidence.

Communication, Reporting & Controls
  • Serve as the primary point of contact for Owners and key stakeholders.

  • Lead owner meetings, provide clear project updates, and manage expectations.

  • Ensure accurate, real-time project documentation in Procore, including:

    • RFIs and submittals

    • Change management

    • Budget tracking

    • Schedule updates

  • Prepare and present internal and external project reports.

Closeout & Turnover
  • Lead the project through punch list, closeout, and final turnover.

  • Ensure all closeout documentation, warranties, and training are completed accurately and on time.

  • Drive timely project completion and final acceptance.

Required Experience & Qualifications
  • Multifamily and/or Student Housing project management experience - REQUIRED.

  • Minimum of 5-10 years of construction project management experience.

  • Demonstrated success managing unit-based residential projects with aggressive schedules.

  • Strong understanding of construction sequencing, procurement, and trade coordination.

  • Proficiency in Procore, scheduling software (MS Project or equivalent), and Microsoft Office.

  • Excellent leadership, communication, and organizational skills.

  • Ability to manage multiple workstreams and priorities simultaneously.

Preferred Qualifications
  • Bachelor's degree in Construction Management, Engineering, Architecture, or related field.

  • Experience with preconstruction, scope development, and cost estimating.

  • Experience delivering projects in occupied, phased, or schedule-sensitive environments.

  • Experience with institutional or government clients is a plus, but residential execution expertise is paramount.
