Description:

This position is responsible for leading debt capital markets activities within Milhaus. The team member will be responsible for sourcing construction and permanent financing options directly from lenders and intermediaries, negotiating loan documents, monitoring project performance for compliance, and executing refinances. This position will also be responsible for executing any corporate debt or line, credit initiatives, and affiliate company financing. The ideal candidate will have experience originating debt at a financial firm or on behalf of another real estate operator.

This position has one of the highest confidentiality requirements at Milhaus based on sensitive information that is associated with debt placements and will require non-solicitation and confidentially requirements that survive the employment at Milhaus.


Essential Position Functions

  • Leads business development initiatives to achieve Milhaus’ strategic goals for maximizing efficiency with lenders and maximizing pricing, including regular attendance at key conferences and coordinating touch points to deepen existing relationships and creating new relationships.
  • Originates and syndicates construction, bridge, and permanent financing—including pitchbook preparation, market tours, due diligence responses, term sheet negotiation, loan documentation and closing coordination. Works closely with third parties for permanent debt financing and hedging.
  • Works with accounting, asset management, and other departments to generate reporting.
  • Serves as day-to-day contact for ongoing lender needs/communications post-closing.
  • Proactively monitors lender covenants and aids in developing cross-departmental solutions should any issues arise.
  • Monitors debt maturities and spearheads strategic refinances, extensions, modifications, and hedging strategies.
  • Forecasts debt for development pipeline including managing lending limits, geographic restrictions/preferences, and relationship diversification.
  • Manages any debt programming including roadshows, investor events, annual meetings, speaking engagements, or other activities.
  • Collaborates with equity capital markets and legal to create capital structures consistent with Milhaus’ goals and objectives. Works with all departments to efficiently execute closings and on an ad hoc basis post-closing.
  • Maintains necessary databases and internal reports for board, leadership, and investment teams.
  • Regularly researches market pricing, communicates with other departments to ensure accurate underwriting (i.e. acquisitions, finance, and development), and identifies effective ways to optimize returns while managing risk.
  • Works closely with the capital markets and asset management teams on executing corporate special projects and initiatives, as needed.
  • Works with Milhaus affiliate companies on project financing needs

Requirements:
  • Bachelor’s Degree in finance or Business required, MBA, JD or CPA/CFA preferred.
  • Minimum of 5 years of experience in a capital markets related position.
  • Preferred experience in a direct lending role within the investment real estate industry.

Knowledge, Skills, and Abilities

  • Significant experience in Microsoft Office products, including advanced Excel modeling and database skills.
  • Experience managing relationships with various bankers, investors, brokers, and partners.
  • Experience managing significant volume of varying needs including, but not limited to, the pipeline, refinances, acquisitions, extensions, etc.
  • Ability to anticipate issues or needs and execute subsequent resolutions.
  • Experience with continuing to drive process improvement.
  • Experience applying critical thinking skills to understand the bigger picture behind the numbers and formulate recommendations for broader business thought processes as a result of the numbers.
