As our portfolio continues to grow across Los Angeles and Orange County, we are expanding our field team to support leasing activity, property access, and on-site operational tasks.

Position Summary

The Showing & Field Agent is a task-based field role responsible for conducting rental showings, performing light field duties, and supporting leasing and property operations on-site.

This position is performance and task-driven, with compensation paid per showing, inspection, or assigned field task. The role requires mobility, responsiveness, and strong communication with the TNCR leasing and property management team.

Key Responsibilities

Leasing & Showings

Conduct scheduled and on-demand rental showings for prospective tenants

Coordinate directly with prospects to confirm appointments (including 1-hour prior confirmation)

Provide access instructions (lockbox, gate codes, etc.)

Collect and submit showing feedback and prospect details through AppFolio or designated systems

Field Operations SupportPerform light field tasks such as:Lockbox installation/removal

Signage placement (For Rent signs, notices)

Basic unit readiness checks before showings

Assist with property access for vendors and maintenance teams

Inspections & Documentation

Conduct basic property walkthroughs or inspection tasks as assigned

Capture clear before/after photos using CompanyCam or approved platforms

Report property condition, issues, or readiness status to the management team

Compliance & Notices

Post and document delivery of notices (entry notices, compliance notices, etc.)

Ensure all field activities follow California landlord-tenant regulations and TNCR SOPs

Communication & Coordination

Maintain consistent communication with leasing agents, property managers, and maintenance coordinators

Submit updates, reports, and task confirmations in real time

Represent TNCR professionally when interacting with prospects, tenants, and vendors

Compensation Structure (Per Task-Based)

This role is not hourly — compensation is based on completed tasks:

Per Showing: Fixed rate per completed showing

Per Inspection / Field Task: Fixed rate based on task type

Mileage Reimbursement: Based on distance and assignment scope

Compensation rates will be discussed based on experience, territory coverage, and volume.

Qualifications & Requirements

Prior experience in leasing, real estate, or property management preferred

Valid California driver’s license and reliable vehicle required

Ability to travel throughout Los Angeles and Orange County

Strong communication and interpersonal skills

Comfortable using mobile apps, texting, and property management systems (AppFolio experience is a plus)

Organized, punctual, and able to manage a flexible schedule

Ability to work evenings and weekends (high-demand showing times)
