Job description

Two Coast Living is a real estate investment and property management company committed to operational excellence, resident and tenant satisfaction, and long-term asset value. Our team owns and operates properties across multiple markets and asset types, leveraging a collaborative and performance-driven culture.

Position Summary

The Make-Ready Technician is responsible for preparing vacant apartment homes for new residents by completing maintenance, repairs, and cosmetic improvements to company standards. This role plays a critical part in ensuring apartments are move-in ready on schedule and that every resident’s first impression of their home is a positive one.

The Make-Ready Technician works closely with the Maintenance and Property Management teams and may assist with general maintenance needs across the property as required.

Work Arrangement

  • Location: Onsite / 150 Summit / Birmingham, AL
  • Schedule: Full-time, Monday through Friday, 8:00 AM – 5:00 PM
  • On-Call / Weekends: Occasional, based on business needs

Key Responsibilities

  • Complete apartment turnover (make-ready) work, including painting, surface repairs, fixture replacement, appliance testing, HVAC filter changes, flooring and carpet touch-ups, and general cleaning
  • Ensure apartments meet company quality and safety standards prior to move-in
  • Support the maintenance team with ongoing repairs, preventative maintenance, and property upkeep as needed
  • Maintain a clean, safe, and organized work environment in accordance with company and industry safety standards
  • Interact professionally and courteously with residents and team members while working throughout the community

The Make Ready Technician role is intentionally designed as a pathway to the Maintenance Technician role. Employees are typically considered next role ready after consistently demonstrating strong performance for 12+ months by:

  • Demonstrates working knowledge across HVAC, plumbing, electrical, and appliance repair

Compensation

  • Base Salary Range: $23 – $25 per hour (dependent on experience, skills, and location)
  • Bonus Eligibility: Discretionary bonus upon eligibility
  • Incentives: Eligibility based long-term incentives and performance-based awards
  • FLSA Status: Non-Exempt

Final compensation will be determined based on qualifications, experience, education, certifications, and market considerations.

Qualifications & Experience

Required Education & Experience

  • Minimum 1 year of relevant experience in general maintenance, handyman work, or make-ready/turnover work
  • High school diploma or GED required
  • Must be at least 18 years of age

Physical Requirements

  • Ability to safely use tools and equipment with manual dexterity and stamina, including lifting up to 25 pounds frequently and up to 50 pounds occasionally
  • Ability to stand, walk, climb stairs and ladders, kneel, crouch, or crawl as required
  • Ability to work indoors and outdoors in varying weather conditions

Additional Requirements

  • Must maintain a personal tool kit appropriate for completing assigned work
  • Valid driver's license required to operate company-owned or personal vehicles for business purposes
  • Occasional off-site travel to pick up supplies
