POSITION SUMMARY:
The Maintenance Supervisor is responsible for overseeing all aspects of site maintenance for a 100-300-unit apartment community. This role provides leadership, guidance, and operational oversight for a maintenance team of approximately 1-5 associates, ensuring work is completed efficiently, safely, and to company standards. The ideal candidate is a service-oriented, hands-on leader who is self-motivated, dependable, and committed to maintaining a high-quality living environment for residents.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
  • Maintain the physical integrity of the community at all times, through proactive maintenance, early identification of potential issues, and effective problem resolution.
  • Complete the most demanding and technical Service Requests.
  • Ensure 30-minute response time to Emergency Service Requests and property disasters (fires, floods, freezes, etc.).
  • Ensure the property meets or exceeds 7-day turnover and 48-hour work order goals.
  • Complete and oversee all work orders and turnovers. Accurately assess maintenance requirements and timelines to ensure completion in accordance with Renewing Management standards and arrange contract services when necessary.
  • Walk units for progress and well-being weekly.
  • Plan, schedule, and complete the preventative maintenance program.
  • Assist the Property Manager in recruiting and interviewing potential team members.
  • Periodically check the work progress of each maintenance employee. Provide immediate assistance and feedback.
  • Provide feedback to the Property Manager on employee performance and assist in conflict management.
  • Call out specialty trades such as plumbers and electricians once appropriate authorization has been granted.
  • Collect subcontractor bids, schedule subcontractor activities and inspect all subcontractor work, holding them accountable to the agreed upon scope of work.
  • Identify and correct hazardous community conditions.
  • Ensure safety protocol is being followed.
  • Ensure adequate levels of inventory and order all materials for the property to operate effectively.
  • Provide great customer service to residents
  • Ensure the maintenance shop is well organized and adequately stocked.
  • Ensure employees have adequate hand tools to conduct work.
  • Fill in for missing maintenance personnel when needed.
  • Inspect buildings and grounds for deferred maintenance and repair.
  • Ensure EPA regulations are being followed.
  • Other duties as assigned.

Requirements
SKILLS AND QUALIFICATIONS:
  • On-call availability on nights and weekends
  • Great mechanical aptitude in appliance repair, plumbing systems, HVAC systems, electrical systems, etc.
  • Communicate effectively and courteously with residents, staff and vendors
  • Ability to lead and direct others

EDUCATION, TRAINING AND/OR EXPERIENCE:
  • High school diploma or equivalent is required. Some college or advanced technical training is preferred.
  • 3 to 5 years of maintenance experience is required.
  • EPA Type II certification is required.

PHYSICAL REQUIREMENTS:
  • Constant need (66% to 100% of the time) to perform the following physical activities:
  • Walking/Standing/On Feet: Move around to different apartment units for routine maintenance/repairs
  • Bend/Stoop/Squat/Kneel: Perform routine maintenance/repairs, pick up tools and needed equipment, etc.
  • Climb Stairs: Complete service requests and make-ready needs for 2nd and 3rd floor apartments
  • Push or Pull: Move equipment, appliances, open and close doors, etc.
  • Reach Above Shoulder: Perform routine maintenance/repairs, stock and remove equipment, etc.
  • Climb Ladders: Perform routine maintenance/repairs
  • Grasp/Grip/Turning: Handle tools and equipment, perform routine maintenance/repairs
  • Finger Dexterity: Handle tools and equipment, perform routine maintenance/repairs
  • Writing: Inventory maintenance, complete requisition requests and required maintenance reports
  • Lifting/carrying: Transporting and moving supplies: replacement parts, ladders, etc.

  • Frequent need (33% to 60% of the time) to see things clearly beyond arm's reach, such as overseeing assistants and observing problems throughout the property.

HEARING REQUIREMENTS:
  • Constant need (66% to 100% of the time) to communicate with assistants, office staff, vendors and residents. Must use listening skills to diagnose needed repairs, etc.

SPEAKING REQUIREMENTS:
  • Constant need (66% to 100% of the time) to verbally communicate with assistants, office staff, vendors and residents.

DRIVING/TRAVELING REQUIREMENTS:
  • Frequent need (33% to 66% of the time) to utilize personal transportation to pick up replacement parts and supplies from vendors. Rotating on-call status may occasionally require expedient travel to assigned property at a moment's notice. Pickups and deliveries to the corporate office may be required. Must have reliable transportation.

WORK ENVIRONMENT:
  • Constant need (66% to 100% of the time) to work indoors.
  • Frequent need (33% to 66% of the time) to work outdoors in all conditions, often for extended periods of time.
  • Frequent need (33% to 66% of the time) to work in awkward and confining positions.
  • Occasional exposure (1% to 33% of time) to paint fumes, solvents, adhesives, etc. Example: Apartments during/after make-ready.
