Job description

Gates Hudson is seeking a Maintenance Supervisor to oversee the physical integrity, safety, and maintenance operations of one of our residential communities. This role is responsible for leading the maintenance team, implementing preventative maintenance programs, ensuring regulatory compliance, and protecting the long-term value of the property.
The ideal candidate is a hands-on leader with strong technical knowledge, a safety-first mindset, and the ability to drive results through others.
What You'll Do
Leadership & Team Management
  • Recruit, train, supervise, and schedule maintenance staff
  • Ensure 24/7 emergency coverage in coordination with the Property Manager
  • Enforce uniform, safety, and performance standards
  • Maintain payroll records and scheduling documentation

Maintenance Operations
  • Oversee service requests, repairs, and unit turns to ensure quality and timeliness
  • Implement and manage preventative maintenance programs
  • Conduct inspections to ensure curb appeal, safety, and workmanship standards

Safety & Compliance
  • Ensure compliance with OSHA, EPA, ADA, and Fair Housing regulations
  • Conduct regular safety meetings and training
  • Identify and immediately correct unsafe conditions

Administrative & Inventory Oversight
  • Maintain logs, manuals, and reporting calendars
  • Manage inventory, tools, key control, and equipment tracking
  • Coordinate monthly water consumption readings and reporting

Vendor & Capital Oversight
  • Manage contractor performance and adherence to contracts
  • Assist with prioritization and execution of capital improvement projects
  • Report vendor or workmanship issues to the Property Manager
Schedule & Requirements
  • Participation in on-call rotation required
  • Reliable transportation required
What We're Looking For
Required
  • High school diploma or GED
  • Three to five years of maintenance experience in residential property management
  • One to three years of supervisory experience
  • CFC Type II or Universal certification
  • Strong knowledge of safety and regulatory requirements

  • Experience overseeing capital projects and vendor contracts
