Job description

Job Summary:
We have an immediate opportunity for a Senior Project Manager for our DC Metro location. We are looking for a candidate with the following experience in low-rise construction:
Envelope Evaluation and Reporting
  • Perform on-site evaluations of low-rise shingle and membrane roofs, cladding, fenestrations, balconies, waterproofing systems, and related envelope components.
  • Conduct or oversee invasive testing, moisture diagnostics, leak investigations, and code compliance assessments.
  • Prepare clear and comprehensive engineering reports outlining observed conditions, causes of distress, code/manufacturer deficiencies, and recommended repairs.
Construction Administration and Observation
  • Read and interpret project plans/specifications and understand project details as required to help manage field staff.
  • Conduct construction observation visits, review staff field reports, and monitor compliance with design documents.
  • Review submittals, shop drawings, RFIs, change orders, and payment applications.
  • Support field staff during construction operations by providing guidance and direction on construction related questions, including interpretation of project plans and details
  • Provide a centralized point of contact for low-rise field staff, with the ability to interpret and disseminate information to supervisors as required.
  • Communicate with clients via email, phone, or text to provide relevant project updates and information.
  • Support the client and contractor through project closeout, punch lists, and final quality verification.
    Estimated salary range for this position is $75,000 to $110,000. ย The salary listed is an estimate and not guaranteed. The salary offered will vary based on experience, education, skills, abilities, and certifications/license if applicable
    QUALIFICATIONS:
Education
  • Relevant work experience in multi-family construction, property management, construction project management, or similar fields required.
Work Experience
  • Minimum of 5+ years of hands-on experience with multi-family/low-rise building envelope evaluations and construction oversight.
  • Strong experience with low-rise construction, specifically shingle roofing, wood framed balconies, siding/trim/cladding systems, weather resistive barriers and flashings, etc.
  • Demonstrated ability to write clear technical reports and present findings to boards, managers, and client groups.
  • Understanding of IBC, IRC, IEBC, and other building codes, specifically for Virginia, Maryland, and D.C.
  • Familiarity with NRCA, ARMA, SMACNA, and other low-rise specific standards.
  • Excellent communication, leadership, and project management skills.
Licenses & Certifications
  • Valid United States Driverโ€™s License required, as this position requires travel to and from client sites.
  • IIBEC or other related certifications highly preferred

  • Support Team Lead/Division Manager with daily staff management

Skills
  • Knowledge of construction delivery methods, processes, and agreements
  • Familiarity with construction best practices and general building codes and permitting processes.
  • Proficient written and verbal communication abilities.
  • Attention to detail and accuracy in project documentation and deliverables.
  • Strong project management and organizational skills and ability to handle multiple projects concurrently.
  • Knowledge of building codes, regulations, and standards.
  • Professional and courteous interaction with clients and colleagues.
  • Ability to attend client meetings and events, as needed.
  • Flexibility to work overtime, as needed.
  • Strong teamwork and collaboration skills, fostering a positive and productive work environment, along with the ability to work both independently and collaboratively with team members from various disciplines.
  • Ability to work in the field and to travel outside local areas as workload and projects when needed.
  • Efficient time management skills while adhering to project budgets.
  • High proficiency in MS Office software products. Microsoft Project experience preferred.
PHYSICAL DEMANDS:
Lifting
  • Must be able to lift and carry items weighing up to 40 lbs.
Height and Access Equipment
  • Safe operation and use of ladders, scaffolds, and other access equipment as required.
  • Ability to work safely at heights.
Outdoor Environment
  • Exposure to prolonged periods outdoors, which might extend beyond 3 hours.
  • Ability to work in diverse weather conditions, including but not limited to:
  • Temperatures above 85ยฐF or below 40ยฐF.
  • High humidity levels (above 90%).
  • Adverse weather conditions like snow/ice, rain, and wind.
