Roving Maintenance Technician (West Side) โ€“ Full Time

Location: East Side Portland, OR
Company: Carla Properties, Ltd.
Pay: $24.00 โ€“ $28.00 per hour, DOE + $1,000 sign-on bonus, payable after completing 6 months of employment.
Schedule: Full-time, Thursdayโ€“Monday (Tues/Wed off)
Hours: Weekdays 9amโ€“6pm (1 hr lunch), Weekends 8:30amโ€“5pm (30 min lunch)
On-Call: Rotating evenings, weekends, and holidays

About the Role

Carla Properties, Ltd. is seeking a motivated, self-directed Roving Maintenance Technician to support our West Side apartment communities. You'll play a key role in maintaining our properties, ensuring resident satisfaction, and keeping our communities in top condition. This is a full-time, permanent position with a consistent schedule and excellent benefits.


Key Responsibilities

Service & Maintenance

  • Complete routine service requests within 24โ€“48 hours
  • Respond promptly to emergency maintenance calls
  • Perform preventative maintenance projects as scheduled
  • Troubleshoot and repair light electrical, plumbing, general maintenance, and construction issues
  • Travel between properties as needed for coverage or emergencies

Apartment Turns

  • Assist with move-out inspections and prepare units for new residents
  • Paint, caulk, repair drywall, doors, trim, and fixtures
  • Ensure all appliances and lights are operational; repair or replace as needed
  • Remove trash and remediate mold/mildew as necessary

Property Appearance

  • Maintain the appearance of offices, clubhouses, models, fitness centers, pools, laundry rooms, restrooms, picnic areas, tennis courts, and all common areas
  • Inspect and maintain property lighting weekly; coordinate with vendors for major repairs
  • Complete special projects as assigned

Resident Relations

  • Interact with residents in a professional, friendly manner
  • Comply with all state and federal Fair Housing Laws

Teamwork & Staffing

  • Coordinate daily workflow with the maintenance supervisor and resident manager
  • Participate in on-call rotation for emergency coverage
  • Adhere to company policies and procedures

Safety

  • Follow Carla Properties' safety program
  • Lift up to 50 lbs., climb ladders (up to 12 ft), kneel, squat, bend, and use hand tools
  • Assist with two-person lifts of large appliances

Qualifications
  • 3+ years of multifamily maintenance and/or construction/remodel experience preferred
  • Strong troubleshooting skills in electrical, plumbing, and general repairs
  • Ability to work independently and as part of a team
  • Professional appearance and demeanor
  • Reliable, punctual, and detail-oriented
