Maintenance Manager

About FantasyWorld Resort
FantasyWorld Resort is a family-friendly vacation destination located on a 24-acre property in Kissimmee, Florida (Lake Buena Vista South). We offer approximately 300 spacious two-story vacation villas, each featuring full kitchens, in-unit washer/dryers, and accommodations for up to six guests. Our guests enjoy a full waterpark experience that includes a lazy river, multi-story water slides, large resort pool, kids’ splash pad, and multiple hot tubs, along with additional amenities such as a fitness center, sports courts, playground, and more.


Position Summary
The Maintenance Manager is responsible for overseeing all maintenance operations and related vendor management across the resort to ensure the property, villas, waterpark, and common areas remain safe, functional, and guest-ready at all times. This hands-on leadership role manages a team of  maintenance technicians and coordinates preventive, predictive, and corrective maintenance, emergency response, and projects while building sustainable systems and processes that support the resort and engage the maintenance team in continuous improvement.


Key Responsibilities

  • Lead, schedule, train, mentor, and evaluate the maintenance team, fostering a culture of accountability, safety, and continuous improvement.
  • Direct all aspects of maintenance operations, including project management, emergency response, on-call coverage, troubleshooting, and preventive/predictive maintenance programs.
  • Develop and implement departmental processes that involve active staff participation and account for vendor schedules, operational deadlines, and projected business needs.
  • Oversee daily maintenance of approximately 300 two-story villas, including HVAC, plumbing, electrical, appliances, kitchens, washers/dryers, drywall repair, and interior/exterior finishes.
  • Manage the operation and upkeep of the waterpark and aquatic facilities (lazy river, water slides, pools, splash pad, and hot tub), ensuring compliance with all health, safety, and chemical treatment standards.
  • Maintain building systems, equipment, and grounds including compressors, generators, HVAC, electrical, and plumbing systems.
  • Develop and implement preventive maintenance programs; conduct regular inspections to identify and address maintenance and safety concerns.
  • Manage department schedules, projects, budgets, vendor relationships, and inventory.
  • Maintain detailed records of all maintenance activities, inspections, and work orders.
  • Ensure compliance with all federal, state, local, and facility regulations related to facilities maintenance, electrical work, mechanical operations, OSHA, and life safety systems.
  • Support emergency preparedness and respond to facility emergencies as needed.
  • Collaborate closely with Housekeeping, Front Desk, and other departments to support overall resort operations.


Qualifications

  • 5+ years of progressive maintenance experience in a hotel, resort, multi-family, or similar multi-unit property, with at least 3 years in a supervisory or management role.
  • Strong working knowledge of compressors, generators, HVAC systems, electrical systems, plumbing systems, drywall repair, finishing techniques and general building maintenance and repairs.
  • Strong organizational skills with the foresight and ability to develop, document, implement, and evaluate processes and procedures across the entire property — incorporating staff input, vendor schedules, deadlines, and forecasting of business needs.
  • Demonstrated ability to develop and implement systems, processes, and documentation that improve department efficiency and accountability.
  • Strong technical computer skills with high-level proficiency in Microsoft Office (Excel, Word, Outlook, and related systems).
  • Proven ability to lead and develop a high-performing maintenance team.
  • Experience maintaining commercial pools, water features, or aquatic facilities strongly preferred.
  • Ability to perform detailed diagnostics for mechanical and electrical issues.
  • Working knowledge of preventive maintenance systems and work order management.
  • Strong organizational, communication, and problem-solving skills.
  • Valid driver’s license required.
  • Ability to work flexible hours, including evenings, weekends, and on-call as needed.


Preferred

  • Bachelor’s Degree; technical certifications or related education preferred.
  • Experience in a vacation ownership, timeshare, or large resort environment.
  • CPO (Certified Pool Operator), or similar credentials.
  • Bilingual (English/Spanish) a plus.


Physical Requirements
Ability to lift up to 50 lbs, climb ladders, work in various weather conditions, and perform physical tasks associated with facility maintenance.
