To thrive as a Living Superintendent, you need strong building maintenance knowledge, problem-solving abilities, and familiarity with property management practices, typically supported by relevant experience or trade certifications. Proficiency with maintenance management software, HVAC systems, and basic carpentry or electrical tools is often required. Excellent communication, organizational skills, and a customer service mindset help in addressing tenant concerns and managing daily operations. These skills ensure comfortable, safe living environments and efficient property upkeep, which are critical for tenant satisfaction and property value.

What are some common challenges faced by a Living Superintendent, and how can they be managed effectively?

Living Superintendents often face challenges such as balancing emergency maintenance requests with regular upkeep, managing resident expectations, and coordinating with vendors or contractors. Effective time management and clear communication are essential to prioritize tasks and keep residents informed. Building strong relationships with both residents and property management helps address issues promptly, while maintaining detailed records ensures nothing falls through the cracks. Regular training on building systems and safety procedures can also help superintendents stay prepared for unexpected situations.

What is the difference between Living Superintendent vs Maintenance Supervisor?

AspectLiving SuperintendentMaintenance Supervisor
Required CredentialsHigh school diploma, relevant experience, sometimes certifications in property managementHigh school diploma, technical certifications often preferred
Work EnvironmentResidential properties, often on-site 24/7Commercial or residential buildings, regular office hours

The main difference between a Living Superintendent and a Maintenance Supervisor is that the Living Superintendent typically resides on-site and handles both management and maintenance duties, while the Maintenance Supervisor oversees maintenance staff and tasks without necessarily living on the property. The Living Superintendent's role is more integrated with property management, often requiring on-call availability, whereas the Maintenance Supervisor focuses on maintenance operations during regular hours.

What is a Living Superintendent?

A Living Superintendent is a person who resides on-site at a residential building or complex and is responsible for overseeing the day-to-day maintenance, repairs, and general operations of the property. They often handle tenant requests, coordinate with contractors, ensure building safety, and may perform minor repairs themselves. Living Superintendents play a critical role in ensuring the property is well-maintained and that residents' needs are addressed promptly. Their presence on-site allows for quicker response times to emergencies or issues that may arise. Typically, compensation includes a salary and free or discounted housing within the building.

Job description

For more than six decades, Oโ€™Brien Construction Company has played a meaningful role in shaping communities through thoughtful planning, disciplined execution, and strong partnerships. As a well-established construction management and general contracting firm, they are known for delivering complex projects with integrity, collaboration, and a commitment to excellence.

The organization is driven by long-term relationships built on trust and mutual respect โ€” with clients, partners, and team members alike. Their work spans diverse project types and requires a high level of coordination, accountability, and attention to detail.

Joining this team means being part of a company that values craftsmanship, teamwork, and professional growth. Youโ€™ll have the opportunity to contribute to impactful projects, work alongside experienced professionals, and build a career in an environment that prioritizes both performance and people.

ย

The Superintendent Position

The Superintendent leads all field operations from project startup through project completion, serving as the on-site leader responsible for safety, quality, schedule, subcontractor coordination, and overall project execution. This individual develops and maintains project schedules, manages labor, equipment, and material resources, coordinates inspections, and serves as the primary field representative with subcontractors, owners, architects, inspectors, and other project stakeholders. A strong ability to communicate effectively and proactively address challenges is critical to maintaining project momentum and achieving key milestones.

A significant portion of this role involves overseeing multifamily and senior living projects utilizing cold-formed steel (CFS) construction systems. The Superintendent is responsible for coordinating CFS framing activities, ensuring proper sequencing with MEP trades, managing quality control inspections, enforcing safety standards, and driving compliance with project plans, specifications, and applicable building codes. The successful candidate works closely with Project Managers and Project Engineers to identify risks, implement solutions, and deliver high-quality projects on schedule and within established expectations.

ย

Education, Experience and Qualifications

  • Minimum of 7 years of Superintendent experience on commercial, multifamily, senior living, or mixed-use construction projects.
  • Demonstrated experience managing projects utilizing cold-formed steel (CFS) structural and framing systems.
  • Experience coordinating CFS framing, MEP rough-ins, inspections, and trade sequencing.
  • Strong understanding of construction scheduling, quality control, and field operations.
  • Proven ability to lead subcontractors and field teams while maintaining accountability and project momentum.
  • Excellent communication and problem-solving skills.
  • Proficiency with Microsoft Office and construction management software platforms.
