What are some common challenges faced by property managers overseeing 'live rent free' arrangements?

Property managers handling 'live rent free' arrangements often navigate unique challenges, such as ensuring that residents fulfill agreed-upon responsibilities (like property maintenance or caretaking) in lieu of rent payments.
