Job description

Business Development Manager (BDM) is typically responsible for generating and maintaining a

pipeline of profitable projects, strengthening relationships with key industry stakeholders, and helping

drive strategic growth.

Core Responsibilities

1. Lead Generation Market Development

• Identify and pursue new project opportunities in target sectors such as:

o Healthcare

o Education

o Hospitality

o Multifamily

o Industrial

o Corporate interiors

o Government

• Research upcoming construction projects and market trends.

• Develop relationships with owners, developers, architects, and general contractors.

• Expand the companys presence into new geographic markets or market segments.

2. Relationship Management

• Build and maintain relationships with:

o General contractors

o Construction managers

o Developers

o Architects

o Owners representatives

o Industry consultants

• Conduct regular client visits and jobsite meetings.

• Attend industry networking events, association meetings, and trade shows.

• Maintain contact with past clients to secure repeat business.

3. Preconstruction Estimating Coordination

• Work closely with estimating and preconstruction teams.

• Qualify bidding opportunities to ensure strategic fit.

• Help gather project intelligence before bids are submitted.

• Provide market feedback regarding pricing, competition, and client expectations.

• Assist in developing proposal strategies for negotiated work.

4. Pipeline Management

• Maintain a robust project pipeline with:

o Opportunity tracking

o Probability assessments

o Revenue forecasting

o Bid schedules

• Use CRM software to manage contacts and opportunities.

• Provide regular pipeline reports to executive leadership.

5. Strategic Sales Planning

• Develop annual business development plans and growth targets.

• Identify key accounts and create account-development strategies.

• Analyze win/loss trends and competitive positioning.

• Support diversification efforts into higher-margin project types.

6. Proposal Presentation Support

• Coordinate qualification packages and proposal submissions.

• Assist with interview preparation and client presentations.

• Develop company marketing materials, project profiles, and capability statements.

• Communicate company strengths, safety performance, and project successes.

7. Competitive Intelligence

• Monitor competitors activities.

• Track major project awards and market share trends.

• Gather information on general contractor preferences and upcoming procurement methods.

• Identify opportunities for negotiated and design-assist work.

8. Internal Collaboration

• Coordinate with:

o Operations

o Estimating

o Project Management

o Executive Leadership

• Ensure business development efforts align with operational capacity.

• Facilitate smooth handoff from pursuit phase to project execution.

Typical Strategic Goals

A high-performing BDM in this type of subcontracting business should help:

The Business Development Manager is responsible for identifying, pursuing, and securing profitable

commercial construction opportunities while developing long-term relationships with general

contractors, developers, architects, and owners. The position works closely with estimating,

preconstruction, and operations teams to maintain a strong pipeline of qualified projects that support

the companys strategic growth objectives and revenue targets.

For a $50M commercial drywall and metal framing contractor, the role is often less about traditional

sales and more about relationship-driven project acquisition, market intelligence, and

strategic pipeline development that feeds estimating and operations with the right opportunities.
