What does it mean to live in a storage unit?

Living in a storage unit refers to the act of residing or sleeping inside a rented storage space, which is typically intended for storing belongings rather than for habitation. While some people may consider this option due to housing insecurity or financial hardship, it is important to note that most storage facilities strictly prohibit living in their units due to safety, legal, and health reasons. Living in a storage unit can result in eviction, fines, or legal action, and it poses serious risks such as inadequate ventilation, lack of sanitation, and fire hazards. If you are experiencing housing difficulties, consider reaching out to local shelters or support organizations for assistance.

What is the typical work environment like for a storage unit manager, especially when living on-site?

As a Storage Unit Manager living on-site, you'll often work in a self-storage facility where your residence is part of the property. This arrangement allows for prompt response to customer needs and facility emergencies, but it can also mean balancing personal and professional time. Daily responsibilities typically include assisting tenants, overseeing rentals, maintaining security, and keeping the grounds clean. While the role offers autonomy, it also requires strong organizational skills and the ability to handle occasional after-hours situations. Team collaboration is usually with maintenance staff, regional managers, and customer service representatives.

Job description

Help Run a Self-Storage Business ย ย If you are self-motivated, outgoing, and have a passion for helping people, we want to hear from you! ย ย We are looking for an individual that works well with others. You will be responsible for driving occupancy, managing customers and treating the property like your own.

Perks and benefits:

Competitive pay and benefits package (Receive a full breakdown of our compensation package by email once you apply)

  • Compensation $17.00/hr. base pay
  • Commission on all sales, i.e. U-Haul, Retail, Storage Rentals, and quarterly bonuses. Average $18-$19/hour with commissions.
  • 401(k) with company matching contributions
  • Paid time off. Never work on a Sunday!
  • Opportunity for advancement with multi-location operator.ย

Here's how you'd make an impact and be successful:

  • An Area Manager helps manage the day-to-day operations of a storage facility and provides personal experience and excellent customer service to customers. Customer service is our #1 priority.
  • To help achieve facility goals, you'll utilize your strong sales and marketing abilities to rent storage units, U-Haul trucks, up-selling boxes and moving supplies, and increase brand awareness in the local community. This is not a passive role.ย  We are looking for managers who want to increase occupancy and income.
    • You'll learn how to use our self-storage sales best practices to convert storage and truck rental prospects to customers.
    • You'll need to have a friendly, positive attitude and strong sales presence over the phone and in-person.
    • Create relationships with nearby area businesses and implement marketing strategies.
  • Moving can be very stressful for customers. Our job is to make it a bit easier for them by identifying our customers' needs, confidently creating a PERSONALized solution by asking the right questions (e.g. Do they need storage + rental truck + boxes?) and deliver an exceptional experience.
  • Manage daily payment flow (cash, check, and credit card balances) and make timely, error-free bank deposits.
  • Maintaining a clean, professional appearance inside the office and outside on the facility property. Managers spend a sufficient amount of time outside ensuring the property is clean and 'customer-ready' by sweeping units/aisles, performing lock-checks on units, and performing other general maintenance tasks. (light duty / light lifting)
  • Maintaining low accounts receivable by performing collection calls to delinquent tenants over the phone, keeping up-to-date notes on accounts, and by sending email notices and SMS/text message reminders through our software. You have to be comfortable with conflict.

ย Here's the passion and skills you'd both want to have:

  • Excellent verbal and communication skills are key as you are the face and front line of the business. "You" will be the reason many customers choice to store their belongings with us vs. the competition.
  • Outgoing, engaging personality takes a proactive role when handling customer requests/issues and daily tasks such as calling new leads to reserve units, managing daily unit inventory, and replying to existing customers in a timely manner.
  • Strong, general computer skills and competency are needed to navigate Windows operating systems, internet browsers, and other applications. You'll learn how to efficiently navigate and operate various software platforms used by the company to perform daily operations tasks.
  • Past job experiences in a customer-focused position such as in retail, sales associate, self-storage, hotel industry, restaurant, and other industries. A minimum of 2 years of experience in retail sales, retail store, management, sales associate of retail jobs, or in customer service roles.
  • Reliable transportation, and valid driver's license is a must.

If you are passionate about connecting with people, take ownership and don't need constant supervision, comfortable with enforcing rules and collecting payments, want to improve a property, not just maintain it-we want to hear from you! Apply today!

Work Schedule: Part Time Set Schedule 16 to 24 hours per week, plus vacation coverage two weeks out of the year.ย

Work Locations: Anastasia Storage Center-1985 Mizell Road, St. Augustine, Fl.

Prior Storage Experience: If you have experience working in the self-storage industry at firms like Extra Space, Public Storage, iStorage, CubeSmart, Life Storage, and U-Haul, you will want to explore our opportunities. Team members have also come to us with experience from the car rental, hotel, mobile home park tourism, and rent-own-furniture industries.
