Job description

Live-In Building Superintendent

We are seeking an experienced, dependable, and service-oriented Live-In Building Superintendent to oversee the daily operations and maintenance of a well-maintained, 60-unit condominium in Brooklyn, New York.

This is an excellent opportunity for a skilled professional who takes pride in their work, enjoys interacting with residents, and is committed to maintaining a safe, clean, and welcoming residential community. In addition to a competitive compensation package, this position includes a comfortable two-bedroom apartment within the building.

Position Summary

The Live-In Superintendent is responsible for the overall maintenance, appearance, and day-to-day operation of the property. The successful candidate will be hands-on, proactive, organized, and capable of handling a wide range of building maintenance and repair responsibilities while providing outstanding customer service to residents.

This position requires living on-site and being available to respond to building emergencies after regular business hours, including evenings, weekends, and holidays, when necessary.

Primary Responsibilities

  • Perform routine maintenance and repairs throughout the building and common areas.
  • Complete carpentry repairs including doors, locks, trim, and general woodworking projects.
  • Troubleshoot and perform minor electrical repairs, including lighting, switches, outlets, and fixtures.
  • Perform plumbing repairs such as unclogging drains, repairing toilets, and addressing leaks.
  • Prepare and paint common areas, apartments (as needed), and perform touch-up painting.
  • Conduct preventative maintenance inspections and identify repair needs before they become larger issues.
  • Maintain the cleanliness and appearance of the building's common areas, mechanical rooms, exterior, sidewalks, and grounds.
  • Coordinate and oversee outside contractors and vendors performing specialized work.
  • Monitor building systems and report any significant issues to management and the Board of Managers.
  • Respond promptly to maintenance requests from residents in a courteous and professional manner.
  • Maintain maintenance logs, inventory of supplies, and communicate effectively with management regarding ongoing projects and repairs.
  • Ensure compliance with building safety procedures and applicable regulations.
  • Be available after hours and on weekends to respond to emergencies affecting the building or residents.

Qualifications

  • Previous experience as a live-in superintendent, maintenance supervisor, or similar position preferred.

Strong hands-on experience in:

    • Carpentry
    • Plumbing
    • Electrical repairs
    • Painting
    • General building maintenance
  • Ability to diagnose problems and perform repairs independently.
  • Strong organizational and time management skills.
  • Ability to prioritize multiple tasks.
