Live In Building Superintendent information

What is a live in building superintendent?

Live In Building Superintendents are individuals who reside on the premises of an apartment building, condominium, or other residential property and are responsible for its day-to-day maintenance and operations. Their duties typically include repairing plumbing or electrical issues, maintaining common areas, responding to tenant concerns, and coordinating with contractors for larger repairs. They play a key role in ensuring the building is safe, clean, and functioning properly for all residents. In exchange for their services, they often receive free or discounted housing in the building. This role requires strong problem-solving skills, flexibility, and a good understanding of building systems.

What are the key skills and qualifications needed to thrive as a live in building superintendent?

To thrive as a Live In Building Superintendent, you need strong maintenance skills, familiarity with building systems (plumbing, electrical, HVAC), and typically a high school diploma or equivalent. Knowledge of work order management systems, basic hand and power tools, and sometimes relevant certifications (like HVAC or boiler operator) are commonly required. Excellent problem-solving, communication, and customer service skills help you address tenant concerns and coordinate with contractors. These abilities ensure safe, well-maintained properties and satisfied residents, which are essential for building operations and tenant retention.

What are some common challenges faced by live in building superintendents, and how can they be managed effectively?

Live In Building Superintendents often face challenges such as responding to after-hours emergencies, balancing preventative maintenance with urgent repairs, and managing relationships with tenants and contractors. Effective time management and clear communication are key to handling these demands. Building superintendents can benefit from establishing routines for regular inspections, keeping detailed maintenance logs, and setting boundaries for non-emergency issues outside of working hours. Developing a network of reliable vendors and staying current with building codes also help in managing the role’s diverse responsibilities.

Do live in building superintendents live in the building?

Yes, live-in building superintendents typically reside in the building they manage to provide immediate maintenance and emergency response. Their housing is often provided as part of their employment, and they may be responsible for overseeing building operations and tenant needs around the clock.

How much does a live-in building superintendent make?

A live-in building superintendent in NYC typically earns between $50,000 and $80,000 annually, depending on the size of the building, responsibilities, and experience. They often receive additional benefits such as housing, utilities, or bonuses, and may need to perform maintenance, security, and tenant relations as part of their duties.

Job description

An Update About Our Organization

There has never been a more exciting time to grow with CLV Group!

With the July 2026 acquisition of InterRent, we have strengthened our national presence and united two established organizations with a shared commitment to our people, our residents, and the greater communities we serve. Together, we are building something truly remarkable.

About us

For more than 50 years, CLV Group has specialized in building vibrant communities that our residents across Canada are proud to call home. Our standard of excellence is no accident – it’s driven entirely by our amazing people.

Our Operations teams are at the heart of what we do, creating exceptional resident experiences and ensuring our communities are safe, welcoming, and well cared for every day. We're looking for people who take pride in their work and care about making a real difference in their community.

We are currently seeking a Live-In Superintendent to join our operations team at our Prospect Street community in Burlington. This hands-on role is ideal for a dependable cleaning & maintenance professional with strong customer service skills who enjoys contributing to a vibrant community of residents. As a live-in team member, you will be responsible for maintaining all building areas and ensuring that shared spaces remain clean, modern, well-maintained, and welcoming for residents.

Our Prospect Street community is a mid-rise residential apartment building offering one, two, and three-bedroom suites, with on-site features including controlled entry systems, elevator service, and on-site management to support the day-to-day operations of the property. Located in Burlington's commercial district, the building is directly across from Burlington Centre and provides residents with convenient access to shopping, dining, and everyday services. The property is well connected to public transit and major transportation routes, including the Burlington GO Station, QEW, Highway 403, and Highway 407. The surrounding community offers a mix of residential neighbourhoods, parks, recreational amenities, and local businesses, providing residents with access to a range of services and outdoor spaces.

Responsibilities

In addition to the duties typically expected of a property maintenance professional, responsibilities will include;

  • Clean and sanitize common areas, laundry rooms, and on-site amenities to ensure high hygiene standards.
  • Empty garbage and ensure that waste is disposed of safely and properly.
  • Perform unit turnovers to prepare suites for new residents, including deep cleaning, appliance cleaning, baseboard scrubbing, and other tasks required to ensure units are move-in ready.
  • Respond to and complete minor maintenance work orders, including plumbing repairs, water leak investigations, fixture repairs, and other general maintenance tasks.
  • Occasionally engage in snow removal during winter months.
  • Respond to after-hours emergency situations, including evenings and weekends.
  • Escalate complex or major maintenance and repair issues to the Property Management team.
  • Assist in coordinating vendors and contractors performing maintenance, repair, and improvement work in the building.
  • Follow all safety protocols and use all assigned personal protective equipment appropriately.

Qualifications

  • Previous experience in residential property management, including cleaning, maintenance, and resident relations considered a strong asset; however, it is not required.
  • Ability to perform a variety of repetitive physical tasks, including bending, kneeling, lifting, and walking for extended periods of time.
  • Basic English verbal communication skills.
  • Friendly, respectable, and community-minded with strong interpersonal skills.
  • Ability to provide professional references and have a proven record of reliable work attendance.

Our Team + What You Can Expect

  • Most of the work completed will be at 3030 Prospect Street, Burlington. However, you may be required to occasionally work at neighboring properties when needed.
  • This role requires continuous on-call availability, including evenings, weekends, and holidays, to address emergency situations and urgent resident needs.

Compensation

  • Base salary for this position is between $30,000 - $35,000 per year + housing benefit with final compensation based on the successful candidate’s skills, experience, and other job-related qualifications. We encourage candidates at all stages of their careers to apply.
  • All employees are eligible for comprehensive health, dental, and vision coverage for themselves and their dependents, with 100% of benefit premiums covered by CLV Group.
  • Employees receive three weeks of paid vacation annually, accruing from their first day of employment, to support time away to rest and recharge.

Why CLV Group?

  • Work That Matters: Our site teams help create safe, welcoming and well cared for homes for thousands of residents. The work you do has a direct impact on people’s everyday lives.
  • Pride in Our Communities: Whether you are preparing a suite, completing a repair, maintaining a building, or supporting residents, you play an important role in keeping our communities running smoothly and looking their best.
  • Opportunities to Grow: CLV Group is a growing organization with opportunities to learn new skills and build a long-term career in property operations.
  • A Company That Gives Back: Caring for communities is part of who we are. We support local charities, community initiatives and programs that make a meaningful difference in the places where we live and work.
