Position Summary:
As a Leasing Manager, you are a seasoned leasing professional with a track record of success connecting people to the right home. This role is responsible for developing and executing property specific occupancy and renewal goals to achieve financial success. This position must promote and encourage collaboration and teamwork, as the leasing team will look to you for support, coaching and guidance through daily and weekly objectives. A successful Leasing Manager is able to manage their time effectively, is detail oriented, a trustworthy team player, and takes pride in their work. In addition, this position needs to be accountable and attentive to provide excellent customer service skills when interacting with residents, associates and vendors.
Primary Responsibilities:
  • Oversee and manage selection of marketing tour path, target viewing apartments; Ensure rent ready apartments, model homes and community amenities are impeccable
  • Manage effectiveness of mini model items, placement, and presentation
  • Answer incoming calls, convert phone calls into walk in traffic, set viewing appointments; Ensure all leasing traffic is recorded and input daily
  • Manage the timely responses of resident and prospective resident calls and emails; Monitor and verify traffic in queue is responded to daily
  • Tour prospective residents with energy and enthusiasm the Weidner way
  • Promote successful leasing by facilitating the application process at the end of the tour
  • Design and implement a plan to improve conversion ratios for all leasing associates
  • Review and process all applications immediately upon receipt
  • Timely and respectful communication with applicants upon receiving results
  • Follow Weidner Move-In Experience with all approved applicants
  • Meet with Community Director regularly to review leasing performance and goals, to improve leasing initiatives and strategy
  • Assist with monthly financial performance reports with onsite teams; Support strategy for meeting budget, revenue management, and expense control
  • Assist with all resident, financial, analytic and reporting functions for the community
  • Manage and negotiate all lease renewals in a timely manager and promote resident retention
  • Complete market analysis and shop competitive properties at least monthly; Implement marketing and leasing strategies daily
  • Effectively coordinate daily activities of the leasing team through the management of People, Product, Price and Promotion
  • Provide supervision, direction and structure to your team in the absence of the Community Director, or Supervisor
  • Exercise discretion and independent judgment in the daily marketing and advertising functions of the community to enhance performance
  • Maintain in depth knowledge of the community, residents, and competitor properties at all times
  • Ensure market ready apartments, common areas and amenities are clean and maintained daily to Weidner's quality standards

Qualifications:
  • 3+ years of leasing experience with outstanding customer service skills
  • Prior management experience preferred
  • Complete tasks in a safe and efficient manner
  • Ability to work in a fast-paced environment with strong motivation to learn & contribute on a daily basis
  • Able to give professional directions clearly in person, over the phone, email, and text
  • Experienced in Microsoft products preferred (Word, Excel, PowerPoint and Outlook)
  • Yardi and Paycom experience preferred; Willing and able to learn new software programs
  • Follow Weidner's Mission, Vision and Values and comply with all Weidner policies and procedures as well as all Fair Housing, local, state/province, and federal laws
  • Prompt, regular attendance; wear company dress code/uniform & maintain professional appearance at all times
  • Work effectively and cooperatively in a team environment and/or independently
  • Ability to work outside of normal scheduled hours as needed
  • Willing and able to be assigned to other Weidner properties as needed
  • Working knowledge of English; detail oriented, well organized
  • Must agree to a criminal background check and sign an agreement for voluntary drug testing
  • Must have access to personal vehicle and/or reliable transportation, at all times
  • Driver's license, vehicle and vehicle insurance must be valid and unexpired at all times and match the country in which associate will work
