What is a landscaping subcontractor?

A Landscaping Subcontractor is a professional hired by a general contractor or landscaping company to perform specific tasks such as planting, irrigation, hardscaping, or lawn maintenance. They typically work on residential or commercial landscaping projects and follow the main contractor’s specifications. Subcontractors are responsible for providing their own tools, labor, and sometimes materials. This role requires expertise in landscaping techniques, time management, and compliance with local regulations.

What skills and qualifications are needed to be a landscaping subcontractor?

To thrive as a Landscaping Subcontractor, you need expertise in landscape installation and maintenance, strong project management skills, and a solid understanding of horticultural practices, often backed by prior experience or training in landscaping. Familiarity with landscaping tools, heavy equipment, safety protocols, and relevant certifications such as OSHA training or pesticide applicator licenses is highly beneficial. Excellent time management, problem-solving abilities, and strong communication skills set top subcontractors apart when coordinating with general contractors and clients. These skills ensure quality workmanship, safe job sites, and effective collaboration, all of which are essential for meeting project goals and maintaining client satisfaction.

What does a typical project workflow look like for a landscaping subcontractor?

As a Landscaping Subcontractor, your typical project workflow begins with reviewing project plans and site layouts provided by the general contractor, followed by preparing the job site and coordinating with other trades on timing and access. You'll be responsible for sourcing materials, overseeing installation of plants, irrigation, hardscapes, and conducting site clean-ups as work progresses. Projects often involve troubleshooting on-site issues, adapting to weather or scheduling delays, and ensuring that all work meets specified quality standards and safety regulations. Close collaboration with project managers, suppliers, and team members is key to keeping projects on track and delivering results that meet client expectations.

We continuously invest in our portfolio to deliver premium, modern environments. Several commercial properties have already been renovated, with additional locations scheduled for high-end commercial transformations by an outside commercial building firm.
The Role & Team Management
We are seeking an experienced, hands-on Maintenance Manager with a strong background in general contracting, carpentry, and facility maintenance. This is a working supervisor position that combines team leadership and facilities oversight with substantial hands-on project work.
The Maintenance Manager will be responsible for managing and supporting a team that includes:

  • 1 painter/general carpentry subcontractor

Primary Responsibilities
These responsibilities are generally prioritized in the following order:
1. Daily Work Orders
  • Manage, prioritize, and complete work orders that arise across the company's commercial and residential properties.

2. Projects & GC Work
  • Independently manage and execute small commercial projections, typically involving 1-3 trades from scope to development to completion.
  • Provide owner representation on large commercial projections working with the retained GC and CM while serving as an internal liaison to leadership and key stakeholders
  • Fully manage small residential projects from inception to completion, including trade coordination, schedule management and project delivery.

3. Scheduled Maintenance
  • Oversee and execute scheduled maintenance throughout the facilities, including coordination and maintenance of building systems such as HVAC, plumbing, electrical, fire protection, and roofing.

Required Hands-On Carpentry & Renovation Experience
Demonstrated hands-on carpentry and renovation experience is required. Candidates should possess the skills necessary to independently complete substantial projects, such as kitchen or bathroom renovations.
Additional Qualifications
  • A minimum of five years of relevant professional experience encompassing both general carpentry and facilities supervision/management.
  • Ability to obtain estimates and bids, coordinate outside subcontractors for specialized work, and monitor projects to ensure competitive pricing and quality standards.

  • Strong organizational skills and proficiency with Microsoft Office products, email, PDF documents, Zoom, and other standard workplace technology.
  • Valid driver's license is required along with an acceptable driving record.
  • Valid Michigan builder's license required.
  • Employment is contingent upon successful completion of applicable pre-employment screening requirements, including a background check, credit check, and driving record check.
