Grounds Keeper

Private Family Estate | Austin, TX | Full-Time

Pay: $20–$24 per hour, depending on experience

Schedule: Full-time

About the Role

We're looking for a reliable, detail-oriented Grounds Keeper to maintain the lawns, pools, and outdoor facilities across a private family estate in the Austin area (multiple residences). The role follows structured morning and afternoon checklists at each property, with mowing and edging rotating across sites through the week. This is a hands-on, full-time role reporting directly to the Facilities Director, ideal for someone who takes pride in keeping a property looking sharp year-round and enjoys working outdoors independently.

What You'll Do

• Complete morning and afternoon property rounds: blow, rake, and clear leaves and debris

• Skim and brush pools and spas (sides, steps, and surface) during both daily rounds

• Walk property perimeters twice daily to clear pet waste and trash

• Check light bulbs on main and lower levels and monitor mechanical equipment (e.g., basement grinder/sump pump) for proper operation

• Mow and edge lawns on a rotating schedule across properties

• Weed flower beds, courtyards, and outdoor recreation areas as needed

• Trim hedges and shrubs; keep beds and walkways clean and clear of debris

• Manage trash and recycling collection, including curb service and bin cleaning

• Clean outdoor dryer/lint vents and handle other light building upkeep

• Monitor irrigation systems and assist with basic troubleshooting

• Support the Facilities Director on ongoing maintenance and improvement projects

• Take on additional tasks as assigned by the Facilities Director and Estate Manager, including extra support around special events or holidays

What We're Looking For

• 2+ years of groundskeeping, landscaping, or facilities maintenance experience preferred

• HVAC and Electrical knowledge preferred

• Pool/spa cleaning experience strongly preferred; comfortable with basic mechanical checks (e.g., pumps)

• Comfortable using standard lawn and landscaping equipment (mowers, trimmers, blowers)

• Able to lift 50+ lbs and work outdoors in all seasons

• Valid driver's license and reliable transportation required

• Must be able to pass a background check

• Trustworthy and discreet — this role works on and around a private family residence

• Self-motivated with strong attention to detail; comfortable working with minimal supervision and completing structured daily checklists
