Job description

The Team Lead – Project Manager plays a critical leadership role within the PM department. This position supports the Director of Project Management by guiding PMs, overseeing project execution quality, and acting as a subject-matter resource for complex jobs. In addition to managing their own portfolio, the Team Lead provides mentorship, escalates roadblocks, ensures compliance, and strengthens communication between the office, field, GC partners, and internal teams.


WHAT WE DO
VIVA Railings designs and manufactures architectural metal and glass railing systems for commercial construction across the U.S. Our Operations and Inventory departments play a critical role in supporting production, ensuring materials are accurately stocked, tracked, and delivered to the shop at the right time.


ROLES AND RESPONSIBILITYS
Project Leadership & Oversight
• Manage a portfolio of active construction projects from award through closeout, ensuring scope, schedule, and budget alignment.
• Serve as a resource for PMs on project sequencing, drawings, installation plans, logistics, and troubleshooting complex project challenges.
• Support Director of Project Management in monitoring departmental workload, identifying project risks, and prioritizing critical tasks.


Team Support & Mentorship
• Provide day-to-day guidance to PMs and Assistant PMs; help build skill sets in RFIs, submittals, scheduling, and communication.
• Lead by example in professionalism, responsiveness, and relationship management with general contractors and field teams.
• Assist Director in onboarding new PMs and elevating departmental best practices.


Project Coordination & Execution
• Prepare and manage project schedules, job-specific trackers, and material delivery timelines.
• Review shop drawings, engineering packages, and installation requirements; flag discrepancies early.
• Coordinate closely with Engineering, Estimating, Purchasing, Production, and Field Services to ensure timely material readiness and installation.
• Oversee submittals, RFIs, change orders, O&M manuals, safety requirements, and all documentation for assigned projects.


Field & GC Communication
• Maintain strong, professional relationships with general contractors, superintendents, installers, and field leaders.
• Conduct site visits as needed to verify field conditions, installation progress, and safety compliance.
• Resolve issues promptly through proactive communication and clear documentation.


Quality, Safety & Compliance
• Uphold VIVA’s quality standards by ensuring drawings, materials, and installation follow engineered specifications.
• Ensure all PMs are consistently completing compliance logs, project documentation, and internal reporting requirements.
• Support field teams in resolving onsite challenges, ensuring safety adherence, and project integrity.


Financial Accountability
• Monitor job costs, installation hours, and material budgets; identify overruns early.
• Support accurate forecasting, revenue recognition, and billing schedules.
• Assist PMs with pricing, change order strategy, and financial impact assessments.

Required
• 3–5 years of experience in Project Management within construction, manufacturing, or architectural products.
• Strong understanding of commercial construction processes, jobsite communication, and scheduling.
• Ability to read blueprints, shop drawings, and engineered plans.
• Strong leadership instincts with the ability to coach, mentor, and influence others.
• Excellent communication, organization, and follow-up skills.
• Proficiency with project management software, trackers, and Microsoft Office.


Preferred
• Experience with ornamental metals, glazing, or building envelope products.
• Experience training or supporting junior PMs.
• Understanding of installation sequencing and field operations.
• OSHA 10 or OSHA 30 certification.
