  • Maintenance Technician - JLL

    What this job involves:

    As a Maintenance Technician at JLL, you'll be the hands on problem solver who keeps our facilities running smoothly and efficiently. You'll play a crucial role in maintaining the physical integrity of our client's property, performing preventive maintenance, responding to repair needs, and ensuring an exceptional experience for building occupants. This position offers the opportunity to apply diverse technical skills across mechanical, electrical, plumbing, and general building systems while contributing directly to JLL's commitment to operational excellence and client satisfaction. Your proactive approach and technical expertise will help create safe, comfortable, and well-maintained environments that support our clients' business objectives.

    What your day to day will look like:

    • Perform preventive and corrective maintenance on facility systems including mechanical, electrical, plumbing, HVAC equipment, and building components using the CMMS work order system to track and complete assignments efficiently.

    • Execute general building repairs such as replacing ceiling tiles, carpet tiles, and floor tiles, plus minor plumbing work including unclogging drains and fixing water leaks.

    • Handle minor HVAC maintenance including filter and belt changes, minor electrical tasks like lamp replacement, and complete special projects such as painting, pressure washing, and tenant service requests.

    • Conduct scheduled facility rounds to proactively identify conditions affecting client operations and occupant satisfaction, entering work orders for resolution and maintaining a clean, safe working environment.

    • Escort vendors during routine maintenance or repair visits, coordinate with the operations team on building equipment repairs, and provide best-in-class customer service to all tenants and agencies.

    • Recognize and report safety hazards, recommend elimination methods, follow all safety policies with strict attention to detail, and participate in after-hours emergency response and on-call rotation as required.

    • Maintain efficient work practices that minimize disruption to building operations while completing all assigned safety training on schedule and performing other tasks as directed by management.

    Required Qualifications:

    • Valid Tennessee Driver's License in good standing, which must be maintained throughout employment.

    • High school diploma or equivalent certification demonstrating foundational educational achievement.

    • 1-3 years of hands-on experience in general building repair and maintenance, with practical knowledge of basic HVAC, plumbing, and electrical systems.

    • Physical capability to lift, carry, and push equipment weighing 50 pounds or more, plus ability to sit, stand, walk on various surfaces, reach, twist, kneel, bend, stoop, squat, and perform repetitive hand movements throughout the workday.

    • Ability to respond to emergency on-site service calls within 45 minutes and participate in an on-call rotation to support facility operations outside regular business hours.

    • Professional certifications or licenses in HVAC, electrical, plumbing, or related trades as required by local jurisdiction, or willingness to obtain them.

    Preferred Qualifications:

    • Demonstrated proficiency with Microsoft Office products including Outlook, Word, and Excel, plus experience with Computerized Maintenance Management Systems (CMMS) and internet-based facilities software.

    • Strong interpersonal and communication skills with proven ability to provide excellent customer service through professional verbal and written communication and timely follow-through.

    • Working knowledge of health and safety regulations applicable to building maintenance and facilities operations.

    • Experience diagnosing equipment defects and performing installation, repair, and maintenance of diverse building systems with ability to meet schedules and work efficiently with minimal supervision as a self-motivated team player.
