Position Summary The Regional Manager oversees operational performance, personnel management, and regulatory compliance across a portfolio of residential properties within an assigned geographic region. This role requires experience with affordable housing programs—including LIHTC, Section 8, and HOME—as well as the ability to lead large, diverse teams. Regular travel between properties is expected. The ideal candidate is proactive, solutions‑oriented, and capable of managing multiple priorities under demanding conditions. Strong interpersonal skills, attention to detail, and the ability to build collaborative, team‑based environments are essential. Essential Responsibilities Portfolio Operations — Direct day‑to‑day operations for all properties within the region, ensuring consistent performance and adherence to organizational standards. Team Leadership — Support and guide Property Managers in supervising on‑site staff, including maintenance and administrative personnel. Hiring & Development — Recruit, train, and develop Property Managers; assist them in building effective on‑site teams. Occupancy Management — Ensure occupancy goals are achieved and implement corrective strategies when needed. Financial Oversight — Manage financial performance across the portfolio, including participation in annual budget preparation and ongoing monitoring of expenses and revenue. Compliance Monitoring — Oversee compliance with affordable housing regulations, including resident eligibility, certifications, and documentation requirements. Performance Reviews — Conduct monthly reviews with Property Managers covering: Financial results and projections Occupancy trends and action plans Rent collection status and follow‑up strategies Rent levels and adjustments as appropriate Rent Administration — Ensure annual rent updates and program‑required adjustments are completed accurately and on schedule. Regulatory & Physical Inspections — Prepare properties for compliance audits and physical inspections; collaborate with internal teams to achieve successful outcomes. Capital Planning — Coordinate capital maintenance priorities, review bids and contractor qualifications, and monitor project progress within budget parameters. Resident Engagement — Support resident retention initiatives, community events, and participation in safety‑oriented programs. Emergency Response — Oversee response protocols for incidents such as criminal activity, natural disasters, or on‑site injuries. Internal Collaboration — Provide timely support to internal departments and ensure smooth communication across teams. Other duties as assigned.
