Job Responsibilities

The Assistant Maintenance Technician supports the daily operation, appearance, cleanliness and functionality of the maintenance department. Working closely with the Building Operators, Concierge, janitorial staff and Community Management Team, the position helps maintain common areas, amenities, loading dock operations and resident services to a high standard.

The role performs preventive-maintenance support, garbage and recycling handling, move coordination, basic repairs, painting, inspections, elevator monitoring and contractor assistance while providing exceptional service to residents, guests and stakeholders.

Essential Duties and Responsibilities: 

Resident Services and Move Coordination:

  • Complete elevator monitoring for resident move-ins, move-outs and scheduled deliveries.
  • Pad and prepare elevators and loading dock areas for moves.
  • Provide loading dock and move orientations and complete required condition checklists.
  • Conduct and document pre- and post-move inspections.
  • Coordinate access and elevator requirements with Concierge and Management.

Amenity and Common Area Operations

  • Conduct inspections of amenity spaces before and after bookings and document condition and deficiencies.
  • Report damage, safety concerns and potential bylaw issues promptly.
  • Assist with approved room setups, furniture arrangements and seasonal tasks.
  • Help maintain common and service areas in a clean, orderly and professional condition.

Garbage and Recycling Operations

  • Complete garbage and recycling collection, disposal and related housekeeping in accordance with the site schedule.
  • Move bins and maintain waste, recycling and compactor areas in a clean and safe condition.
  • Monitor recycling contamination and report recurring issues or service concerns.

Maintenance Support

  • Complete assigned work orders within approved scope and document completion.
  • Perform basic maintenance such as painting, drywall patching, lightbulb replacement, minor door-hardware adjustments and general repairs within training and authorization.
  • Assist with fan-coil activities, suite-access appointments and elevator monitoring.
  • Support snow removal and exterior seasonal work as assigned.
  • maintain assigned tools, equipment, supplies and report inventory needs.

Inspections and Contractor Assistance

  • Conduct routine visual inspections of common areas, mechanical and service rooms, Parkade levels, loading dock, exterior areas and other assigned locations.
  • Report leaks, hazards, unusual equipment conditions and deficiencies immediately.
  • Meet contractors onsite, provide authorized access and communicate site orientation requirements.
  • Escort or monitor vendors when required and report concerns to the Building Operator or Community Manager.

Safety, Documentation and Coverage

  • Follow occupational health and safety, WHMIS, security and site procedures.
  • Participate in emergency response within the role’s training and immediately escalate conditions outside approved scope.
  • Maintain clear inspection, move, work-order and activity records in approved systems.
  • Provide coverage for other maintenance support duties as scheduled.
  • Perform miscellaneous janitorial tasks and other related duties as assigned

Key Success Measures

  • Moves, deliveries and amenity inspections are completed professionally and accurately documented.
  • Assigned work orders and routine tasks are completed safely, on time and to the expected standard.
  • Waste, service and common areas remain clean, organized and presentable.
  • Deficiencies and safety concerns are identified early and escalated promptly.
  • Residents, contractors and colleagues receive courteous and responsive service. 

Education and Experience: 

  • High school diploma or equivalent.
  • Two years of general maintenance experience in a residential, commercial, retail or hospitality environment is preferred.
  • Customer service experience is an asset.
  • Basic computer literacy is required. 

Knowledge, Skills & Proficiencies:

  • Good verbal and written communication skills in English.
  • Strong customer service, organization and time-management skills.
  • Ability to prioritize assigned work and follow procedures, instructions and escalation requirements.
  • Ability to work independently and collaboratively as part of a team.
  • Basic knowledge and safe use of common hand and power tools.
  • Sound judgment, attention to detail and a positive, adaptable approach.
  • Willingness to work mornings, evenings, weekends, holidays, overtime and emergency coverage as operationally required.
  • WHMIS certification is required or must be obtained; Standard First Aid/CPR is an asset.

Physical requirements and working environment:

  • Ability to lift and move objects up to 50 pounds, with reasonable accommodation where applicable.
  • Frequent walking, standing, stair use, bending, crouching and reaching.
  • Ability to work indoors and outdoors in varying weather conditions and access Parkade, loading dock and service areas.
  • Regular use of a computer or mobile device for work orders, inspections and communication.
  • Schedule flexibility is required based on moves, deliveries, site operations and emergency needs.
