What is investment real estate?

Investment real estate refers to properties purchased with the intention of generating income, profit, or appreciation rather than for personal use. These properties can include residential rentals, commercial buildings, or land that is held for resale or development. Investors typically earn returns through rental income, property value appreciation, or both. Investment real estate can be an effective way to diversify a financial portfolio and build wealth over time, but it also involves risks such as market fluctuations and property management challenges.

What are the key skills and qualifications needed to thrive in investment real estate, and why are they important?

To thrive in Investment Real Estate, you need a deep understanding of real estate markets, financial analysis, and property valuation, often supported by a real estate license or relevant degree. Familiarity with financial modeling tools, real estate CRMs, and market analysis software like CoStar or Argus is important. Strong negotiation, networking, and communication skills set top performers apart in this field. These abilities are crucial for identifying profitable opportunities, building client relationships, and successfully closing investment deals.

How does an investment real estate professional typically collaborate with other departments or professionals to close deals?

Investment Real Estate professionals work closely with a range of stakeholders, including brokers, lenders, attorneys, property managers, and investors. Collaboration often involves coordinating due diligence processes, negotiating purchase agreements, securing financing, and ensuring legal compliance. Company Description

Buckingham Investments, Inc., founded in 1963, specializes in investment real estate brokerage services for commercial and residential income properties in the Greater South Bay area of Los Angeles County. The firm offers a comprehensive range of services including real property brokerage, syndication, and investor education. With over five decades of experience, Buckingham Investments provides end-to-end support from property selection and purchase through escrow, asset management, and resale. The company emphasizes data-driven planning and analysis, offering computerized property value estimates and financial impact assessments before purchase. A strong commitment to service is reflected in the high percentage of repeat and referral business, and in brokers who have built significant net worth through their own real estate investments.

Role Description

The Investment Real Estate Agent is a contract, on-site role based in Torrance, CA, focused on helping clients identify, evaluate, and acquire income-producing real estate. Day-to-day responsibilities include prospecting and qualifying investment-oriented buyers and sellers, conducting market research and property analyses, and presenting investment opportunities aligned with client goals. The agent will guide clients through the entire transaction process, including negotiations, preparation of contracts, coordination of inspections, and interaction with escrow and mortgage professionals. The role also involves maintaining strong client relationships, delivering high-quality customer service, and supporting clients with ongoing portfolio strategies and potential resale decisions. Collaboration with the brokerage team, participation in educational activities, and consistent follow-up with leads and referrals are key aspects of the position.

Qualifications

  • Possession of a valid California Real Estate License and strong knowledge of Real Estate regulations and best practices.
  • Experience in Sales and Real Property transactions, particularly with investment and income-producing properties.
  • Demonstrated Customer Service skills with the ability to build long-term, trust-based client relationships.
  • Strong analytical abilities, including property valuation, cash flow analysis, and basic financial modeling.
  • Excellent written and verbal communication skills, including negotiation and presentation capabilities.
  • Ability to work independently on-site, manage multiple listings and clients, and prioritize in a fast-paced environment.
  • Familiarity with the Los Angeles and Greater South Bay real estate markets is highly beneficial.
  • Prior experience in investment real estate, property management, or related fields is a plus; a bachelorโ€™s degree in business, finance, or a related discipline is preferred but not required.

Compensation

This role is 100% commission-only that scales with a performance based annual split. Agents can earn from $50,000-$200,000+ a year depending on their transaction volume. If you are already an agent, your annual transaction volume will be applied to your entry split.
