Position Summary:
Hillwood Investment Properties is seeking an Analyst to join our team of real estate investment professionals at our Dallas headquarters. The successful candidate will be actively involved in the analysis, underwriting, execution, and management of new and existing business opportunities across Hillwood's industrial real estate platform in North America.
This individual will play a key role in evaluating development, acquisition, leasing, financing, disposition, and joint venture opportunities. This work will be grounded in detailed financial modeling, quantitative analysis, and investment underwriting. The ideal candidate possesses exceptional analytical abilities, strong modeling skills, and coding proficiency that complements traditional analyst work, with the intellectual curiosity and aptitude to quickly master complex real estate investment concepts.

Responsibilities:
Investment Underwriting & Financial Analysis
  • Prepare and maintain sophisticated financial models for prospective investment opportunities, updating models as lease, debt financing, and operating terms evolve
  • Underwrite and evaluate prospective acquisitions, development opportunities, joint ventures, and dispositions through detailed financial and quantitative analysis of cash flows, returns, risks, and sensitivities
  • Support analysis of complex capital structures, partnership agreements, waterfall distributions, and joint venture economics
  • Conduct scenario, sensitivity, and risk analyses to inform investment decision-making

Due Diligence & Transaction Execution
  • Support financial, operational, legal, and market due diligence efforts through analysis, underwriting, and review of transaction materials
  • Assist in the review of legal documents and transaction agreements to understand business terms, transaction structures, risks, and economic impacts
  • Coordinate with internal teams and external advisors across all transactions within a deal's lifecycle, from pursuit through disposition
  • Support transaction execution activities, including financing, leasing, acquisitions, dispositions, and joint venture formations
  • Assist in identifying and evaluating transaction risks, and contribute to the development of risk mitigation strategies

Investment Strategy & Market Research
  • Research and evaluate industrial real estate market conditions, including rent growth, vacancy, absorption, and cap rate trends, as well as supply and demand fundamentals, capital market trends, and competitive positioning to support investment recommendations
  • Contribute to the development of investment strategies and recommendations for new and existing business opportunities
  • Monitor industry trends and emerging market opportunities to support business development and identify new investment opportunities

Investment Reporting & Portfolio Analytics
  • Prepare investment memoranda and other ad hoc supporting materials for senior management, investment committees, lenders, and capital partners
  • Monitor ongoing project, portfolio, and fund-level performance and investor returns through financial reporting, forecasting, and variance analysis
  • Develop and maintain analytical tools, databases, and reporting models to enable investment and portfolio management activities
  • Identify opportunities to improve underwriting processes, streamline analyses, and enhance decision-making through automation and technology
  • Communicate investment findings, recommendations, and project updates to senior management and key stakeholders

Required Skills/Abilities:
Technical Skills
  • Exceptional analytical problem-solving skills and quantitative aptitude

  • Recent graduate or professional with up to 2 years of relevant work experience
  • Working knowledge of Python or another programming language, with the ability to apply coding skills to financial analysis, modeling, and problem-solving, including in collaboration with our quantitative team
  • Prior internship or full-time experience in financial modeling, quantitative analysis, data analytics, consulting, or engineering preferred
  • Real estate finance, investment, underwriting, or development experience preferred
  • Experience with legal documents and transaction structures associated with real estate investments is a plus
