Job description

Join Our Team at Allier Heartwood!
Maintenance Associate (Entry-Level Welcome!)
Are you someone who enjoys working with your hands, takes pride in a job well done, and isn't afraid to roll up your sleeves? If so, we'd love to meet you!
LMS is seeking a dependable, hardworking Maintenance Associate to join our team at Allier Heartwood, our growing Build-to-Rent community in Richmond Hill, Georgia. This is an excellent opportunity for someone looking to start or grow a career in property maintenance. Previous apartment maintenance experience is helpful, but not required. We are looking for someone with a strong work ethic, attention to detail, and a willingness to learn.
Because our community is still under construction, every day brings something different. If you enjoy staying busy and seeing the results of your work, this could be the perfect opportunity.
What You'll Do
No two days are the same! Responsibilities include:
  • Assist with general property maintenance and upkeep.
  • Touch up and "fluff" vacant homes to ensure they are move-in ready.
  • Perform minor maintenance repairs and preventative maintenance.
  • Walk the property daily to identify maintenance or safety concerns.
  • Help maintain the cleanliness and appearance of the community, amenities, and common areas.
  • Keep the community golf cart clean, charged, and in good working condition.
  • Check construction area doors and gates at the end of each day to ensure they are properly secured.
  • Assist with punch lists and special projects as assigned.
  • Help maintain maintenance equipment, tools, and inventory.
  • Respond to maintenance requests as directed.
  • Promote a positive experience for residents through friendly, professional customer service.
  • Assist with emergency maintenance when needed.
What We're Looking For
  • A positive attitude and willingness to learn.
  • Strong attention to detail.
  • Someone who enjoys physical work and staying active.
  • Dependable with excellent attendance.
  • Able to work independently while also being a team player.
  • Comfortable working outdoors in varying weather conditions.
  • Basic knowledge of hand tools is preferred but not required.
  • Valid driver's license with reliable transportation.

Physical Requirements
This position requires frequent walking, standing, bending, lifting, climbing stairs and ladders, and working both indoors and outdoors. Candidates should be able to lift up to 100 pounds with assistance when necessary and safely operate standard maintenance tools and equipment.
Why Join LMS?
At LMS, our mission is to Create Community and Create Value. We invest in our people just as much as we invest in our communities.
Allier Heartwood offers beautifully designed homes featuring smart home technology, attached garages, premium finishes, resort-style amenities, and maintenance-free living. As our community continues to grow, you'll have the opportunity to grow with us while learning valuable skills and building a rewarding career.
If you're looking for a company that values hard work, teamwork, and professional development, we'd love to hear from you.
